If you are looking for a place to chill and relax, this is it! Very quiet and peaceful environment with good scenery. It a 10min drive or ride to the Sapa Centre. Receptionist is very friendly too. The Bungalow is a must try, unique architecture and cozy inside felt like resort!
This homestay offers amazing views of the valley and rice terraces. The bungalows are very clean and new. The staff here is what makes the places. They are so attentive and do anything for you. Speak perfect English if you need it. The homestay is a bit of a ways down the hill, but this makes for excellent seclusion and peace. Definitely recommend this place.

Booked the room with the view. Didn’t matter because of the fog. I got a little encounter in the middle of the night. Definitely not for the faint of heart. Staff immediately responded and transferred me to another room. It was close to Moana. Few minutes away from Sun Plaza. I’d recommend if you want somewhere that’s quiet. Not for elders though.

Comfortable room and bed! Good location, really close to the bus station and in the center. Towels, toiletries, soap and some snacks (with extra $ for snacks) were provided. Internet was working great and the shower as well. There is AC. The host is friendly and speaks well English. The place was clean. Everything is close by walking distance and there is a grocery store right at the corner. Recommended!

The owner speaks English and was very accommodating, even though he was away, he gave instructions to his brother to help with the check in ahead of time.
The place has a great view, overlooking the rice fields. You have to go down some stairs from the main road, so may not be great for people with a lot of heavy luggage.The sign to the hotel is small and easy to miss but it's marked on goodle maps, so the drivers can still find it.
The bathroom is shared, so it's a little dirty. The room had clean bedsheets, clean towels and complementary toiletries. Which was especially helpful because I forgot my hairbrush and they provided a little comb, a toothbrush with toothpaste and some disposable packages of shower gel.
Was very happy with my stay.

Very nice Cottage vibes accoms with nice ambient and environment. Amenities are all very sufficient and useful. Very clean accommodation. Location is very near city Center just few minutes walk away to town Center. Only have to walk up a short slope to reach the entrance. Would recommend!
If you want to experience the real Sapa without any of the stress, La Rosa is exactly the place you need. The facilities are incredibly reliable—the heater and AC kept the room nice and toasty all night, guaranteeing a great sleep. Waking up to that amazing valley view right outside the window was unforgettable. The food here is also top-notch, offering some really unique and delicious flavors. But what truly stood out was the host's support; they sorted out our trekking plans and gave great local tips instantly. A genuinely solid and effortless stay!
I stayed here for two weeks, and it's a wonderful place with two amazing hosts. The food is always fresh and delicious, the place is clean, and you truly feel at home. The bed is super comfortable, and the blankets are so warm.
And the French toast they make here? That's a special love of mine! ❤️
The location is also great; everything is close by. There are plenty of paths for walking along the rice terraces, and there's a shop, cafes, and mini-markets not far away.
If I ever return to this region, I'll definitely be staying here again! ❤️❤️❤️

GGuest UserFirst of all, the place has a beautiful view and lovely foggy weather. The owners are very nice and helpful, and they provide a very good breakfast considering the price of the dorm. The service is incredible.
However, the cleanliness and smell in the room could be improved, as there was some dust around. Also, the dormitory bathroom has only two toilets for more than 20 guests, which can be a bit inconvenient during busy times.
EEddiedyThe house is located in a quieter part of Sapa which I much preferred compared to the main town (Sun Plaza) since it is less stimulating and more immersive when you get to learn and experience more local things (a nearby bakery etc.) It is inconvenient in the sense if you want to go to the main town but it is about a 20-25mins walk. When checking in, I found the floor to still be a little dusty but other than that, the room was lovely and as described. Service was impeccable, they will contact you via the Trip app to prepare for your arrival and were generally, super friendly! They helped with our luggages to the room from their reception table and offered to do the same when we were checking out too. My period happened to come too which stained the bedsheets but the lady was super kind and assuring about it. The homestay is quite high up so you get to see a tall view over the 'town' which is even more beautiful during the sunset/sunrise time. The only struggle was the long flight (and uneven) stairs going up to the homestay so for those who may be concerned with this, should reconsider booking the homestay:')

ZZoeVHWe had such a lovely stay at the Sapa Farmstay! The local family running the establishment is warm, friendly, and hospitable. We ate dinner with them twice—the food was beyond delicious and fresh, and I loved the family-style atmosphere during mealtime.
The rooms were just like the photos: comfy, clean, and well-decorated, with plenty of hotel-style amenities! The only minor drawback was the hot water…it was quite cold in Sapa during our visit in January, and the hot water never lasted more than 3 minutes or so during showers. This was a minor issue, though, and we will for sure re-book when we return to Sapa again!

The location is a big advantage — it’s about a 15-minute walk to Sapa town center and just 1–2 minutes from the Sapa night market, which made it very convenient for evening walks and exploring local foods.
The staff were friendly and welcoming throughout our stay, always ready to assist when needed. The breakfast service was also very good, with a nice variety and attentive service.
One small recommendation for future guests: it’s a good idea to inform the staff in advance if you would like daily room cleaning or have a preferred schedule, as this helps ensure everything is arranged to your liking.
For the hotel, a couple of suggestions for improvement:
* The water pressure could be stronger; installing a pressure pump would make showers more comfortable.
* It would be helpful to regularly check for any unpleasant smells in the bathroom to maintain overall room freshness.
Overall, this hotel is a solid choice for families thanks to its location, friendly staff, and good service. We would recommend it for future trips, especially for families traveling with children.
CClinthWe had an okay stay in this guest house. Mr and Ms Nguyen were very accommodating during our stay, they let us check in early, free of charge and were very kind to us during our stay. The rooms provided are okay, it was pretty standard/basic, but we enjoyed the heated mattress that helped us sleep properly in the night. No AC also since SaPa temps is already cold at night but there is an e-Fan provided.
