This could be the best hotel in Baveno. The location is perfect and it has its own private beach BUT it is in desperate need of some tlc. It is not an hotel but a b&b! I understand that the owners do not want to change the history and character of the building, but it is distinctly shabby, the furniture in our room needed a good clean, definitely not shabby chic. It is a lovely building and could be a little gem on Lake Maggiore. But it has a neglected feel and is overpriced. Please be aware only two rooms, which are on the street side, have air conditioning. The garden is lovely but has a somewhat neglected feel too, broken sun loungers and cushions left out in the rain, and tables on the terrace overlooking the lake still set for lunch even though the restaurant is no longer open. The breakfast was meagre to say the least with very little fresh fruit, even in July! I have to say Paula, the manager was very helpful as was Monica who oversaw breakfast most mornings. If you are happy to just want a bed for the night and are happy with no air conditioning, using it as a base to explore the area then maybe you will see it in a different light. I imagine Covid has had a huge impact.
