It seems there is often confusion about the Flamingo Building in Sea Point. To clarify, this is not a hotel but a residential apartment building with various Airbnb and short-term rental options. Many of the reviews appear to reflect stays managed by Perch Stays, who only oversee a select few units. However, other apartments, managed individually by their owners, offer a fantastic experience. The building itself is in a prime location—right in the heart of Sea Point, within walking distance to the promenade, cafes, restaurants, and Mojo Market. The security team is extremely friendly and helpful, adding to the overall positive experience. I particularly loved Unit 304, which can be booked directly on Airbnb. For those interested, booking details can be found on Instagram at @flamingo_304. I highly recommend this building and the independently managed apartments available. I hope future guests won’t be misled by the Perch Stays feedback, as their management doesn’t reflect the quality of other units in this wonderful location!

This is the worst hotel ever. The hotel staff is unfriendly. You cannot speak to management. They dont call you back. There is absolutely no customer service. They have no intention to assist you. They just don't care. They blame everything on a technical hitch.

Absolutely disgusting service, They were unable to accommodate me after paying in full 3 months prior! I even pre registered online 2 weeks before arrival, and apparently everything was fine. After booking my accommodation in October for December, I arrived at Flamingo (2 hour flight from my home town) and they could not find my booking... Apparently there was a technical issue.... I then had to wait 3 hours on the street (as there is no reception area or seating or anything) for an alternative accommodation! This alternative accommodation was a lot worse to what I originally booked and in a different area completely. I had to outlay more money for the alternative accommodation before being reimbursed for the 1st. To this day (8 days later and a million emails and phone calls) I am still waiting for my refund... hopefully I receive it at the end of they day? The only constant response I get is "we are sorry for your inconvenience and we are working on the matter at hand" How generic and no compassion at all! I was advised by the security working at the property, that I was not the 1st person that this had happened to... apparently many! I have never in my life experienced such lack of care and unproffesionalism. I highly DO NOT recommend this accommodation to any one at all!

The check-in process was frustrating. Guests are required to sit outside locked doors while wait for checkin at 3pm CAT.
The reservations team is supposed to send guest’s registration link and access QR code but they refuse to send it before time because their checkin time is 3pm.
I was there at 11am and had to wait outside the front door while waiting for access and was with other guests who experienced the same infuriating service. No waiting lobby, no front desk, no amenities. Guests are expected to wait outside with their luggage while waiting which is bot safe. And it was very hot, but still we were expected to wait outside.
The bathroom and shower are so tiny, couldn’t get inside the shower, let alone the bathroom with my husband. Tiny bathroom basins used that one cannot wash hands or brush teeth without spitting water.
Wi-fi was okay, no issues there.
