Everything is great during our stays, especially the staff! I dropped off my ID in the taxi and was in a mess on my first day here. The front desk staff Dao and Fon helped me out, getting contact with the taxi driver, until I finally got my ID back. So grateful for their kindness!

My stay at the Sabaidee Chiangmai Hotel was okay. The staff was friendly and helpful. One thing that bothered me the most was the wifi. I appreciated the manager trying to fix the problem., unfortunately; I stayed there for 6 nights, and the wifi in my room never really worked. My room was at the end of the hallway, it could be the reason for the poor wifi status. It shouldn't be that way though.

Our stay at Pran was pretty disappointing. The location is great to stay out of the madness of the city, but after booking because of positive reviews we were really disappointed. We asked the staff about laundry as it was listed in the services offered, but they said they “do not do that”. Unbothered we asked if they knew somewhere close we could go and in response we were told to “use google”. One evening when coming back we were confronted by the owner in front of other guests for not having breakfast and telling us she didn’t know who we were even though we had met her earlier that day. Despite letting ourselves in with the key card she also stood in our way asking if we had a room number and why we weren’t on her WhatsApp…. When we were. Overall the stay was pretty uncomfortable - maybe that’s just because we’re really not Bed & Breakfast type people. If that’s what you’re searching for this might be the place for you, but it wasn’t for us.

A very safe, new, clean and minimalist type of hotel which I love. As a solo traveller, this place makes it accessible to all places I wanted to visit in the old city. Great services, clean, very comfortable beds.
- Hot water did not work well. The temperature outside was 17°C.
- the elevator parks in between the floors. We had to carry luggage either upstairs or downstairs. There was no ramp to roll luggage from the elevator to the room.

The room is right above a busy street and very noisy on the first day when we checked in ( Loy Kratong festival) however next day was tolerable.
It's inside the old city and alot of Cafe and small eatery .

We were there for 4 nights, over New Years. Location is great, it's at the edge of Old City and a short driving distance to Nimman (where you can find lots of great cafes and eateries). Amenities are as advertised and the room looked exactly as in photos. We did however, encounter a few issues during our stay:
- 2/4 pillows didn't have covers as the laundry shop hadn't delivered the clean ones in time, so we used towels over the pillow for a night. We were given the fresh covers the next morning.
- The toilet bowl kept making weird flushing sounds throughout the night (and day, though we were mostly out) and we were greeted by unpleasant surprises sometimes. I believe it's a plumbing issue which the staff said they'll look into. Understandably, this is a new hotel, so there are definitely issues that may arise in the beginning.
Other things to note/suggestions for the manager or owner:
- 2 hair dryers are shared amongst the 8 rooms, so it's first-come-first-serve at the check-in counter. This can be rather inconvenient for all guests and the staff. The latter had to knock on the doors to collect the hair dryer back for other guests.
- The room doesn't have a mirror, except for a small one in the bathroom. I acknowledge that it is not a necessity for most people, but having one in the room would be a nice touch.
Overall, the room was clean and the staff were friendly (they gifted us a snack basket for the New Years!). I'd recommend this hotel.

1. Didn’t like the dark corridors in the hotel
2. Deluxe room was VERY dim
3. Bed was too soft and flat. Bedsheets and pillows weren’t great
4. Cleanliness was an issue. The floor and carpet didn’t feel clean but the hotel provided slippers. The worst part was the shower area 😩😩🤮🤮 mould on the floor and walls, overall grimy and slimy esp at the corners. The rest of the negatives can be overlooked but not the shower area. I literally cringed and shuddered every time I had to shower. I don’t understand how it can be so dirty?! 😩
5. The light switches were a nightmare. There were many switches at the door area and bedside (like 3 switches per side) but no instructions and they didn’t follow a pattern so you would always need to try switching on and off etc all the time just to get the room totally dark but with the bedside lamp on
6. Sounds from outside the door, next room, upstairs could be heard and it was very disturbing as the noise sounded like it was next to me all the time. There were endless footstep noises from upstairs during the night and all these noises woke me up throughout my stay. I usually sleep through the night in hotels
7. My first room, the shower area had ZERO lights and I had to bathe in literal darkness. Thankfully the front desk were very quick and efficient and got me another room to move to which was thankfully very bright with working shower lights.
8. Hotel breakfast was full of carbs and the food didn’t taste fresh or great at all :( I had spent the last 3 days at another hotel in Chiang Mai so the differences in room and bfast were really stark.
Overall, for a clean freak, I wouldn’t recommend this hotel. But if you can overlook the cleanliness; the location, friendliness of staff, etc are positives you can focus on. Pics attached are of two different rooms.
SsxslI read two negative reviews before traveling and was a little worried. After the results arrived, I found that my worries were unnecessary. The hotel has beautiful greenery and the rooms are very clean. We are a family of four, two adults and two children. We did not fill in the correct number of people when we made the reservation. When we arrived, we were told that we needed to upgrade the room type. Although we had to pay the price difference, the extra bed fee and meal fee for the children were included. Very reasonable. Everyone must fill in the correct number of people before making a reservation. Had a very nice three days. For ten days this time, I booked 137, Raya Heritage and Four Seasons Hotel. 137 is my first choice next time I come to Chiang Mai.

FFiat789The accommodation is located not far from tourist attractions. Especially during the night, it is convenient to travel. But the walkway in front of the room makes noise from the sound of shoes rubbing against the floor and guests walking in and out and talking loudly. (Some groups are intoxicated) throughout the night. If this sound can be corrected, it will greatly reduce the disturbance during resting time. Because the bed and pillows are very soft and comfortable to sleep on.
SSimonExcellent location all cafe and nice restaurants are walking distance. Free parking and bags storage provided for us for our 2nd visit. Hotel is doing some renovation but it did not effect us. Reception speak good English and warm welcome from them. Value for money and will visit again. Should provide some attention and concierge information at the lobby for visitors.

I found the two bathrooms very appealing along with the price per night so I decided to stay here during my trip with my parents, but there are a lot of room for improvement.
Location: 11-15 minutes away from Chiang Mai Airport so you can hear airplanes flying by in the hotel room. If you’re a light sleeper you might find discomfort staying here. There are definitely better hotels near here, personally I don’t recommend staying here. There are yummy food places near by that made up my experience here! I liked how I could walk to One Nimman & Maya to beat the heat.
Amenities: gym is pretty small, and the pool is tiny too. The pool was so warm as the water isn’t being circulated, which personally discouraged me opt out of swimming here. There were dead bugs floating around too. The pool closes from 6:30pm as there’s a small roof top bar. The gym operates from 7am to 7pm only.
Room: When I checked in, there was hair & dust on the floor. I later addressed this to the front desk the next day (we checked in the evening) & they cleaned it thankfully. The bigger issue here is a structural issue with the restroom floor. While showering, I realized that my feet were submerged in water and I was showering in a shower booth, not bath. The drainages are not working well so I had to be careful while showering because of this issue. It’s also because the water doesn’t flow to the drain fast enough and the water is just going to be all over the bathroom floor. I communicated this with the hotel staff but they just told me to shower with the drain top off but that didn’t fix the issue as I had to stop from the water overflowing by making circles on top of the drain to help the water drain out + using towels to soak the spilled out water. However, this might be a problem with just my room though. I stayed in room 502, so I hope this helps.
Service: Most staff don’t speak english fluently so it was quite difficult to communicate with them especially with my drainage problem. They’re not really welcoming but I think they are just shy because when I asked them something they looked startled and they didn’t know what to say.

The location is good as it is inside the wall and very close to one of the main streets where you can find bike rentals, coffee, washing machines etc.
The room was spacious and the bathroom was clean and we got water bottles every day in the mini bar.
There is a swimming pool when you get into the hotel and it's okay since it's enough to refresh you from high temperatures.
The staff is friendly and recommend things to do in your stay in the city.

SSDon’t trust certain photos. The pool is small, and not very much swimmable. I didn’t swim during my 4 days stay. The room was big. Air-con didn’t keep room temperature constant. Hot then cold then hot then cold…. So I got cold in the end. The location is good if you want to visit night markets. My main disappointment was the pool. Don’t be misled by the photos. I didn’t request morning buffet. I just took a look at the menus. Didn’t seem impressive.
