Location is everything here. And expectations have to be put straight.
The apartment (to be fair, this isn't a hotel) is located steps from the subway line 6 which runs stright to downtown. For 34 USD per week, you can forget on Taxis and Ubers, it will get you anywhere within 30 mins.
The neighborhood is a bit shady, but wouldn't say insecure. A large store is within 2 min walking distance, an overpriced bakery is next door.
The apartment needs new beds (not just mattresses), and should be "refreshed" a bit (the bathroom especially). It wasn't dirty, although based on our socks, it wasn't super clean also. We were also one night without heating and hot water, but it doesn't seem like this was owners fault and it was resolved in the morning.
The check-in process could be easier, since it isn't like a hotel where you just show up (no reception), but rather you need to call/text few different numbers (which might get expensive if you are from outside of US).
Overall, were happy with our stay, for that money and with the Airbnb ban, I doubt you will find better place for that price NYC. However, don't expect a hotel experience.

APT was clean and had all amenities for kitchen, except can opener, and like everyone else stated the back bedroom mattress is basically a piece of plywood - stiff and hard to sleep on. Also, the back bedroom window LG AC is loud. Other things – the kitchen breaker keeps tripping and they need a bigger kitchen waste basket. Note that this is really not a hotel - there is no front desk. It can be challenge to reach the property manager. The surrounding area is Harlem. The subway #6 is 50 feet away so that was good. Finally, they request you checkout by 10:00 AM on check out day.

The hotel gives the impression of their cleanliness, but during my stay I encountered an infestation of flies and ants. During the hottest days in June 2025, the hotel supplied 1 towel for my guest and myself to use for an 8 day stay, no extra bed linen, and when I requested additional essentials, my calls were ignored. I subsequently contacted ******* and advised them of the nest of ants that invaded the health of my guest. That same blue sofa in the photo to be exact, was covered with ants when my guest went to turn off the ac. They were bitten multiple times and after 3 days, we cancelled, the ant incident being the third day. I submitted a video of the ants on the sofa to ******* as well as to the hotel, providing proof of my early departure. I requested a full refund and the hotel asked to not be contacted further. After several days, ******* contacted me stating that the hotel denied the presence of ants and currently a full refund remains pending.
Worst Vacation EVER!! Do Not spend your money here and bypass this dump.

Cozy, clean, and close to everything
The place was super clean, cozy, and had a nice modern vibe. Can’t beat the location, literally steps from the subway, so getting around Manhattan was a breeze. Only weird thing was this funky smell that would hit us when we came back after being out all day. Kinda strange, but honestly, it didn’t mess with our stay at all.

4 night stay
I was very disappointed with this booking. I was charged $200 extra after booking because there was four guests and not two. The check in process was not efficient. I was asked to pick an exact check in time at booking between 2 and 5. This was not held by the staff upon arrival. Phone calls and text messages were left unanswered while we waited outside of the property for 45 minutes. All beds were extremely hard and noisy. They creaked with every body movement. The bedroom furniture was poor quality with drawers that fell apart immediately after opening. The bathroom ceiling was dripping right above the toilet. I would also recommend darkening shades for the larger bedroom because all that was provided were sheer curtains. I believe the price does not fit the room and accommodations. I would not stay here again.

We had problem with the arrival time and they did not try to find a solution. We had to go in an hotel the first night because they definitely don't chek-in after 7p.m.
For a house in NY this is not accettable.

Holiday season by Central Park North
Location was great.
We felt secure.
However there were not a lot of the amenities one would get from a standard hotel which would have been more expensive.
Overall, a good value for the location.
