The hotel is showing its age. But the staff are courteous and respond quickly, the water in the bathroom is hot, the bed is big and comfortable, and the river view from our elite suite was great.
Breakfast was average for this type of accommodation. The highlight was the daily rearrangement of the cutlery.

The hotel is a 30 min drive from the popular north Goa beaches of Baga, Calangute, Anjuna. Very neat and high quality rooms. Service is a bit slow, however, the staff and management are warm people. We had a fortnight at the Aldeia Santa Rita [ASR] and found it to be staffed by a welcoming, friendly, and professional team. The hotel itself has lovely gardens throughout and plenty of palm trees, which allow for lots of birds, chipmunks, and other local fauna. Rooms: A very traditional Portuguese villa style/looking hotel, the rooms are much the same, although some are of a higher standard than others. These rooms seem to be the ones on the main walk through and face the pool. We really liked the traditional feel and found our rooms to have all we needed, with the exception of a comfy bed. The mattress was very hard, thin, and laid on a solid wooden frame. We did ask for a topper, which helped to an extent. So just be aware. Two fans and air con ensured we could keep cool when needed. Very nice bathroom with a decent shower, and it all looked pretty new. There is no safe/safety deposit box in the rooms. These are all in reception, and you must provide your own locks. We had a first-floor room and would choose this again as it gave more privacy. It was also good to have tea and coffee making facilities plus a full-size fridge. Food: All buffet style with the exception of ”a la carte” nights [every other night]. We definitely had some very nice food on the couple of evenings we did eat at the ASR including a selection of curries and some nice soup . Although we were booked All Inclusive, we had no intention of being so as there are some very good restaurants in Candolim. Otherwise, the food was very much aimed at domestic tourists, so some may find a very limited choice at both breakfast and dinner. Fresh eggs , omelette etc where readily available and cooked to order each breakfast. There was a very efficient toaster and fresh porridge, 1 type of fruit and usually 4/5 hot dishes which, as I've said, were mostly Asian inspired. Overall, the quality of the food was average, in our opinion. Pool: Very nice pool, well maintained, fair amount of sunbeds for the most part. However, there were not enough areas of shade/umbrellas, and it did get very hot. The world famous sun bed baggers were very much in evidence, and many beds were bagged but unused until later in the day. This is annoying whatever hotel or country you're in! One downside, the ants and other small insect critters. These were seen crawling all over the sunbeds throughout the day, and on the day I stayed by the pool (morning) , my bed was under attack all the while. The ants were even more active from about 1630hrs onwards. Not a pleasant situation and 3 of us were bitten, but it evidently did not bother the many who stayed at the pool every day. Location: Very much situated at the Fort end of Candolim, fair to say you're in Sinquerim. It is a fairly quiet location which is nice and it's a good walk to the busier parts of the resort. The overall experience was excellent. Right from the room (we booked the executive suite), which was well furnished, beds were comfy and the pillows were also great. The bath was also great, super shower heads. Amenities are basic, not sure if would get them on demand. The food experience was amazing, we had dinner a few times at the Waterfront Cafe and the chef sent out some great Tiger Prawns, the Poisson was delicious. Breakfast was a large selection of good tasting food, the dosa and eggs counter did an excellent job as well. Service was great, Sahil was very responsive. Spa experience was also satisfying, we got a mix of Balinese, Swedish and some Foot Reflexology, the spa rooms were good, sauna was also effective. The highlight was the walk to the beach, crossing a nice little river filled with fish, the beach is vast and even, great for a walk/jog. Sunrise and sunsets were a treat and the weather during the evening was also cool. A nice selection of Indies were around, they would accompany us to the water, play with us but never crossed over the bridge to the resort. Overall resort design is first class, with abundant use of local wood and stone. Lots of pools, the main one has some great music playing all the time. Check in and check out was smooth and easy, staff very helpful, Mandrem beach and Riva are a magical combination.

Breakfast is very good and unlimited has options in both veg and nonveg. There is also a live counter where we can order egg dishes, sausages etc. The swimming pool and pool area are good and well clean. There is a multi-purpose room where indoor games and library books are placed. The hotel staff is friendly and polite particularly Azhar from the restaurant section who served our request was very polite and helpful. He was full of energy, and enthusiasm from Goa to serve all customers. I will highly recommend this hotel if staying near Calangute beach. The hotel is just behind MacD. The distance between the beach and the Hotel is approx 1km.

However, the swimming pool was a major disappointment. There seemed to be an overabundance of chlorine or other chemicals in the water that made it uncomfortable to swim in. My eyes stung badly after just a few minutes in the pool … it was basically unusable throughout my stay which was unfortunate.Also there is scope of improvement in the healthclub as well!
The hotel staff were courteous and professional but lacked some warmth and hospitality I would expect from a high-end resort. I wouldn't call them rude by any means, but they stuck strictly to business with little smiling or engaging conversation. I was hoping for staff that went the extra mile to create a more welcoming environment.

We really enjoyed our 2 night stay here. The room was big and clean and cool. The bathroom was nice, however they only give you one tiny toilet roll, spare would’ve been nice. We had two big bottles of water in our room but our room did not get cleaned or replenished during our stay. The beach bar (Bongos) had really friendly staff and good service. The food was nice and also cheap. There is a private beach area, which is nice but also far from the sea in low tide. There’s also a nice pool area which is lovely if you need a break from the sea and sand. It’s a very rustic place, the huts looked really cool however our room was very pleasant. All rooms have an outdoor seating area. Baga beach itself is pretty hectic, so this is a nice distance away from the party *****, but not too far to walk. We didn’t get a Tuk Tuk or taxi once when we were there as there is plenty within walking distance from the hotel.
GGuest UserI stayed for five nights and paid 16,700 Indian Rupees, which is about 172 British Pounds. This means that I paid 34 Pounds per night. What did I get for 34 Pounds a night? Read below: “Hotel”?: It is NOT a hotel. Stop advertising it as a “hotel”. Reception: This is essentially the front house where the family that runs Garden Villa lives. You will not see anyone most of the time at the “reception” and will need to stand at the steps/entrance and look into the house expectantly and someone will come out and attend to you. That is reception for you. Garden: The “garden” is essentially a few patches of grass and a few average looking plants that grow nearly everywhere in Goa. If you are lucky, you will get a room that overlooks this “garden”. If you are not lucky, you will have a view overlooking a back street, or worse. Swimming Pool: Don’t be fooled by the swimming pool. It is a really small and shallow pool in open air – let us face it, Indians don’t have much of a swimming pool tradition/culture. The pool is about 10-15 meters from a very dusty and busy road. The pool is not covered so you can imagine dust, bird droppings, debris from trees, and heavens know what, fall into the pool. During my five-days stay, I did not see anyone cleaning it. I saw only once someone using it - a group of young Indian men having what looked like a bath. WiFi: Poor and intermittent. I would not say more. Room: Utterly utterly average room with a double bed, a table, a coat hanger, a TV (see below), a mirror, and small bucket as a dustbin (see photos). Absolutely nothing else. TV: NO FREE CHANNELS. TV was not connected to any network or cable in my room. I needed to ask the reception three times to come and connect it with cable, dish, or anything. They finally put a plug-in device (a kind or WiFi access point), which enabled the TV to receive Amazon Prime, Netflix, and some Indian channels. BUT you must pay for them. They are NOT free. Mattress and pillow: Utterly poor quality and old mattress and pillow, which hadn’t been well maintained and cleaned. The Garden Villa ***agement tried to cover the old mattress with a foam cover which was a little short and shrunk at the corners (see photos). Bathroom: Probably the worst bathroom you will get for 34 British Pounds a night. Toilet was old and rickety, paint was peeling off the walls and also off the rusty toilet door. Sink, taps, and mirror were looked uncleaned with signs of mould (or mold). Fridge: NO FRIDGE IN THE ROOM. Again, in most hotels you will find a fridge but not at Garden Villa. If you are in Goa, you cannot do without a fridge. It is very warm and hot throughout the year, and you will badly miss a fridge. But sadly rooms come with NO FRIDGE. Room service: You will need to ask the “reception” for someone to come around and clean the room. If you don’t ask, no-one is going to come around. Restaurant: No restaurant at Garden Villa. If you want a tea, coffee or a quick snack, you will need to walk o

You can hear the sea when the music is not playing. It is at the quieter end of Arambol beach (regarding sunbathing tourists) which I liked but there is still music playing. The room was basic, but clean when I arrived. I stayed for 6 nights, and they never came into my room. Not to clean, not to empty the bathroom bin. Not for any reason. That is fine by me as I am ok to empty my own bin, but may bother others. The linens and towels were old but clean.
Weirdly, I asked for an extra toilet roll after day 4, and I was told I was entitled to only one but that they would make an exception! The length of your stay appears to be irrelevant to the amount of provisions. They also didn't provide a top sheet. I asked for one and he seemed uncertain if I cold have one and said he would let me know later, then forgot (and apologised later). They said I had a blanket and could use that - but those are rarely cleaned so I didn't want to use it next to my skin. It was actually okay as I didn't end up needing it, but if there had been lots of mosquitoes there would have been zero barrier.
The owners were friendly and said hello whenever I passed them.
