This hotel is gorgeous and so Victorian. We came Friday to Monday and was greeted by a male worker who was so friendly and super helpful. The hotel was clean and had a homely vibe. The cons, the mattresses are a little hard and a female worker hovered over us as we was having breakfast. Overall really lovely weekend.

All the staff we came across were friendly The room was clean, with fresh towels daily. The breakfast was just right, with plenty to choose from. The bed was a bit soft for me and the building is quite tired but the location was fine. The parking is a bit tight around the back

We know we are lucky to have our own private parking but we can fit long wheelbase 'transit style' vans, it just takes a little care on the first corner! We were built in 1843 so we understand that, to someone who is used to purpose built modern buildings, the original Reception ceilings and winding Victorian staircases may be a little disconcerting!

Recently stayed here and throughly enjoyed the experience! I was greeted with a very friendly gentleman (didn't catch his name), who made me feel relaxed and welcome after a 5 hour journey down. Used to live nearby as a student and this b&b made me feel at home! The breakfast was lovely, with quick service despite most tables being filled, and the room was just right for me. With such a great experience and great prices, I will defo look to stay here again in future! Thanks Kynance House!

Good location, pleasant and helpful staff. The hotel is very dated and in poor repair in places. The en suite bathroom was incredibly small. The cooked breakfast was mediocre, cheap bacon and sausages. The continental offerings were fine. The rear of the property where we parked (additional charge, which is fine) was untidy. The hotel allows dogs, I didn’t realise, clearly I must have missed this whilst booking, however there was a feint doggy smell.

The Kynance is very basic & a little shabby & exceptionally tired however it was clean & the staff were absolutely fabulous. For the price which includes a very hearty breakfast I had no complaints. The staff were exceptional. Really couldn't do enough for us. We enjoyed our time here.
Response from Property: Thanks for the review - we always appreciate the use of hyperbole but we are sad that the things you find exceptional are our 'tired decor'! We are an 1843 building but we are constantly upgrading and decorating - within the past 12 months we have refurbished our lounges and built a new breakfast room. We are sure that when you come back you will find more evidence of our ongoing improvements, coupled with the same excellent service!

Breakfast was great staff were friendly, great place to stay, pillows were a little to soft but you can’t cater for everyone. Great location for Plymouth we loved it and would highly recommended it. We stayed for the annual firework competition which is also a great reason to visit Plymouth

I've just finished a 2 month bicycle tour of the UK, staying in pubs, guest houses and motels along the way. Of my 46 indoor stays, this BnB was by far my most pleasant. Host John has set the benchmark in hospitality. His friendliness, knowledge of the local area's history and willingness to please was unmatched. Well done John, you're a real asset to Plymouth. My memories of my stay at your BnB will always be pleasant ones.

Last minute booking and price seemed reasonable until I got to the hotel to be informed that parking was £15. It says ‘parking charges apply’ in very small print! Room was very clean, no bedside table? Gallery on website shows bedside tables? Staff very pleasant but breakfast could be greatly improved, nasty cheap sausages and I was offered coffee but I have no idea what I was drinking, it certainly was not proper coffee and who serves instant coffee in this day and age? Lastly the car park was full of rubbish, black bags, broken ‘stuff’ not really a good first impression (and that would be a quick fix clearing that up). I realise this is a very old building but overall looks very ‘tired’. It’s a shame because it’s very central, handy for everything, only 2 minutes from The Hoe and about 5 minutes from shops etc.
Response from Property: Thanks for reviewing us - we are sorry that you did not totally enjoy your stay, but we would like to answer a couple of the points that you raised: We do use quality coffee and all of the ingredients that go into our cooked breakfast are locally sourced and specially chosen for the way they complement each other. Our car park wasn't looking its best - we have just finished renovating some of our rooms and our waste removers had been delayed on their previous job, hence the small area of building waste. We were pleased that the rest of the car park was open and available for you to be able to park your car. We do charge for our car park as people like to have the option to reserve a space, rather than to take pot luck on possibly getting a space on the street. The fee we charge is still less per 24 hours than the on street parking.

Comfy bed and great stay. Owners went out of their way to accommodate our needs. Parking available on site which saved money. Continental breakfast or cooked available. Best place to stay close to Hoe and town. Only draw back was working out best way to fill kettle.

Had a wonderful nights stay with friends, hotel perfectly situated, a short walk to the Ho and Barbican and to the city centre. Was given a very warm welcome by a lovely chap with a great sense of humour. We booked a family room with two single beds and a double which was perfectly adequate for four adults, a nice quiet room with comfortable beds. Breakfast which was included with our stay was lovely with plenty of choice. The fried breakfast arrived very quickly. All the staff were very friendly. I have nothing negative to say and would definitely stay again.

Our son is at university in Plymouth and we travel up from Kent. This was our 3rd stay at Kynance House and we always enjoy our stay. John was there to greet us on our arrival and to give us our key and ask us when we would like breakfast. Our room was one we had stayed in before and it’s roomy and cosy for two adults. A nice comfortable double bed, we slept very well. We only had coffee and toast for breakfast as we were meeting up with our son but looking at others having the cooked breakfast it looked very nice. We really enjoyed our stay and definately recommend. Thanks to Paige for dealing with our booking again fabulously.

Great location, comfortable rooms and public areas well maintained and absolutely spotless, well-cooked breakfast with plenty of choice, staff friendly and helpful beyond their job description. £50 per night cheaper than nearby corporate hotel and much more personal. Can't recommend it enough. I don't usually write reviews but this place absolutely deserves it.

Excellent hotel been here twice now on my scaffolding courses and every time been excellent room food staff are amazing highly Recommend it to anyone And close to the beach which is an extra bonus and anything u need management sort it straight away Glyn williams Champions scaffolding
