I would like to leave an honest review for future guests, as the experience was unfortunately quite different from what was advertised. First of all, this is not really a hotel, although it is listed as one. It is essentially a regular apartment divided into three private rooms. This was not clearly explained in the description and may be important for some guests to know in advance. The biggest issue for us was access and communication. The host sent instructions through the Trip.com, but in order to enter both the main building door and the apartment itself, we had to call the host each time for remote access. Unfortunately, mobile signal and internet connection in this narrow old-town street area are extremely poor. My travel mobile network worked everywhere else in Rome, but not near this property. We spent around 25 minutes outside with luggage trying to get enough signal to contact someone and enter the building. Also, when I finally managed to call, I was repeatedly asked whether I had read the message instead of simply helping us enter the property while we were standing outside the door. The room itself was much smaller than it appeared in the photos. I booked a “Superior King Room,” but in reality it felt extremely compact. The photos seem to have been taken with a VERY wide-angle, which makes the space appear much larger than it actually is. The renovation is modern and visually truly beautiful, and the room itself was clean. However, there were several major comfort issues. There is almost no natural light or ventilation. The only window faced an enclosed area with fixed bars and was extremely dirty with old bird droppings that clearly had not been cleaned for a long time. We also encountered a large insect coming through the window, so we had to keep it closed, which made the room very stuffy. Additionally, there was a strong sewage/drain smell inside the room and especially around the built-in kitchen area. Even though the space looked clean, the smell was very unpleasant and constant. Another disappointment was that some details shown in the photos such as the charming balcony atmosphere and blooming wisteria - were completely absent during our stay, despite it being the season when wisteria normally blooms. The listing photos therefore felt outdated and somewhat misleading. The actual view from the room was unfortunately just four enclosed walls of the courtyard, the lift structure that beeps time to time, and a neglected-looking interior space that felt more like a service area than a pleasant courtyard view. If I had known in advance that this property was not actually a hotel, and that the “breakfast included” option simply meant a small voucher for a nearby café, I personally would not have paid extra for it! The café itself was perfectly fine and pleasant, but the breakfast consisted only of a choice between a first 3 small sweet pastries from the display (€1.50 pastries) and one drink. There were no savoury options or actual hotel-style breakfast facilities. This should be described more clearly in the listing so guests can make an informed decision before booking. Another disappointing point was that on the day of check-out, the Wi-Fi stopped working from very early in the morning (around 5 AM) until the moment we left the property. I informed the hosts immediately, but unfortunately the response I received was simply: “Oh well.” Finally, I personally feel this property is overpriced for what it offers. We paid around £192 per night, plus an additional tourist tax, for a very small room with difficult access, limited ventilation, no real view, and communication issues. The location itself is central - Trevi Fountain - and the interior design is modern, but overall the experience did not match the expectations created by the listing.

A pleasant surprise near the Trevi Fountain. Beautiful room with thoughtful furnishings and very clean. An excellent experience, especially thanks to the helpfulness and kindness of the owner, who did everything to make our stay perfect! We'll be back!!!

Very central location, walk straight out to the trevi fountain the room is nice and average size. This is not a hotel though, this is more bed and breakfast style. Breakfast okay although it’s a voucher for a bar across the way so not sure if it was worth what was added on!
