The location of the hotel is convenient and safe. Close to Piazza di Spagna. However the checkin process was disappointing because the hotel can’t find me via phone for the self checkin. There is nobody at reception at the time of checking in. So get prepared by this. You can leave your luggages at the restaurant at the corner of the building, which is owned by the hotel owner. There are some noise at night when people coming back and the wall is obviously thin.
Pros:
The hotel is new and has everything you need. It’s in a very convenient location, with a Pam supermarket nearby. It’s ideal for those who work remotely – there’s an open space downstairs with plenty of power outlets, and the Wi-Fi works well.
Cons:
I had a room on the top floor with no regular windows (which no one mentioned beforehand). There were only skylight windows, and when it rained, water leaked directly onto the bed.
The rooms don’t have a fridge, kettle, or complimentary water. A kettle and tea are available only in the shared space on the ground floor.
I was also surprised that when I came earlier than check-out time to leave my luggage, I was charged €1 per item when checking out, just for leaving my bags there.

Location is ok to ride to the train station
But the room should be less than 14m2, and you ca n’t even open two luggage at the same time.

I really loved the room at this hotel. It was spacious and decorated in an artistic style. The bathroom was clean and even had a washbasin. The front desk staff were very friendly and helpful, and they checked me in early. The hotel's location was very convenient, very close to the subway station—just two stops to the Colosseum and four stops to the Vatican.
The hotel is conveniently located, with all the main attractions just a short walk away. The room had everything you could possibly need – from slippers to a needle and thread, which was a nice touch.
The staff were extremely polite and friendly, always ready to help and solve any issues – that’s definitely a big plus.
On the downside, the Wi-Fi connection was very poor. I couldn’t upload a video, and it kept disconnecting frequently, which was quite frustrating.
Because I arrived at the hotel in the evening, I entered the room by myself. I received many emails communicating with me, which was very timely. The hotel owners and their spouses were very friendly, and they looked very kind and friendly. The space was also very large. The next day, they tidied our room very neatly, which made me feel very warm. It is very convenient to go out on foot or by bus, and the room is very quiet. I will recommend it to every friend who comes to Rome!
The hotel was a solid experience overall. Location was near a metro station, so it was easy to get around Rome. The staff was friendly and helpful.

My only gripe about the hotel was the AC. It was positioned above the door, which was not facing the bed, and it was not that powerful (it was an older wall unit). Заселялись примерно в 21:00. Во многих отелях поздняя регистрация - это ОК и бесплатно. Но не в этом случае. Владелец отеля просил переслать ему деньги за позднюю регистрацию (30€) + city taxes, мы несколько раз говорили, что у нас белорусские карты, которые под санкциями и что мы можем оплатить только наличными. Владелец до конца стоял на своем и требовал оплатить через PayPal или банкинг и абсолютно не слышал о проблеме, которую можно было решить. В итоге мы приехали под отель или около получаса стояли под отелем и объясняли, что у нас банк под санкциями и мы не можем сделать интернет платеж, благо не оставили на улице и запустили, за это и 1 звезда! Заселялись мы на 3 дня и я абсолютно уверен, что принять деньги на следующее утро можно было без никаких проблем. Сама регистрация со стороны владельца - 2 минуты (пересылает сохраненное сообщение с паролями от входных дверей и инструкцией, даже паспорт не запрашивали)
Кроме того, понятно, что это не люкс, но душ протекает.
после того, как помоешься - вода везде, дверь в ванну закрывается плохо.

GGuest UserThe hotel is in a great location, quiet in a busy area, 10 minutes walk to the Spanish Steps and 15 minutes to the Trevi Fountain. It is convenient to travel and there are many restaurants nearby. The hotel design is very beautiful, and there is a terrace for viewing. The breakfast is rich in variety and there are slight changes every day. Mauro at the front desk is really warm and polite, making people feel warm. He also recommended many delicious restaurants and authentic food, which made us spend a wonderful holiday in Rome.

The cleaning service was daily.
Welcome croissants awaited us upon arrival.
A coffee machine with capsules, gingerbread cookies, cups, and knives (no spoons or forks) were always available in the kitchen.
Cons: weak hot water pressure, damp room (we stayed at the end of January). If it weren't for the air conditioning, which we turned on at 30 degrees Celsius overnight, our clothes wouldn't have had time to dry after the rain.
The city tax information on trip.com is incorrect: it is based on €6 per person per night. In reality, we had to pay 7 euros per person per night.
