Great location, good location for the Oia sunset. Very convenient for attractions.

The room faces the sea and is very clean, tidy, bright, and comfortable.

Very satisfied, the house is great for watching the sunset, the room has a big bed and a sofa bed the size of a single bed. The price is similar to the surrounding areas. The hotel staff are very enthusiastic and very satisfactory. Here is a picture of the sunset seen from the balcony of the room.

I do not recommend this place at all. When I arrived, nobody answered me at the listed address. Instead, I was redirected to a completely different property about a 10-minute walk away, downhill from the original listing. This was not the place I booked on Airlonb, did not match the pictures or description, and had a much worse view. Walking back uphill every time was exhausting. When I raised this issue and asked for a partial refund, the host became rude and even threatening. After I reported the situation to Airlonb, the host illegally charged my card on file for around $820 without my authorization. This was completely unacceptable and fraudulent. In my opinion, these hosts are scammers. I don't want anyone else to go through what I went through here in Santorini. Be very careful before booking this property.

At the time of checkout, 𝐬𝐭𝐚𝐟𝐟 𝐜𝐚𝐫𝐫𝐢𝐞𝐝 𝐨𝐮𝐫 𝐥𝐮𝐠𝐠𝐚𝐠𝐞 𝐡𝐚𝐥𝐟 saying he has another check out to attend to. Looks like the place is run by just 3-4 people only. Moreover in the breakfast that we included at the time of room booking, they don’t give you any options to choose from. They just ask if you’re a vegetarian and will 𝐩𝐫𝐞𝐩𝐚𝐫𝐞 𝐭𝐡𝐞 𝐟𝐨𝐨𝐝 𝐟𝐫𝐨𝐦 𝐭𝐡𝐞𝐢𝐫 𝐜𝐡𝐨𝐢𝐜𝐞 and put on the personal table of each room. 𝐀𝐟𝐭𝐞𝐫 𝐭𝐡𝐚𝐭 𝐭𝐡𝐞𝐲 𝐝𝐢𝐬𝐚𝐩𝐩𝐞𝐚𝐫, 𝐧𝐨 𝐨𝐧𝐞 𝐚𝐭𝐭𝐞𝐧𝐝𝐬 𝐭𝐨 𝐲𝐨𝐮 𝐢𝐟 𝐲𝐨𝐮 𝐧𝐞𝐞𝐝 𝐚𝐧𝐲𝐭𝐡𝐢𝐧𝐠 𝐞𝐥𝐬𝐞 𝐟𝐨𝐫 𝐭𝐡𝐞 𝐛𝐫𝐞𝐚𝐤𝐟𝐚𝐬𝐭 𝐲𝐨𝐮’𝐯𝐞 𝐚𝐥𝐫𝐞𝐚𝐝𝐲 𝐩𝐚𝐢𝐝. Wont recommend anyone to 𝐭𝐨𝐫𝐭𝐮𝐫𝐞 themselves in such a beautiful island.

I' m so happy I booked this last minute. It is close to Ammoudi Bay and everything else. The owner was super friendly and helpful. The room had everything we needed. They also did turn down services. I would recommend this hotel. It was located in prime sunset view location!

Do not book a stay with Theodora Suites! There are so many other amazing places to stay in Santorini where the owner will not be trying to cheat you. My (now) wife and I had booked a stay for our honeymoon which was to be in September 2020. We were unable to go because at the time the Greek borders were still closed. Greek ordinance was put in place that allowed hotels etc. to offer an 18 month voucher in place of a refund, however if the voucher were not redeemed in the 18 month period a refund was to be issued. All other places we were to stay in Greece issued us a refund in September 2020, but Odisseas, the owner of Theodora Suites, refused to do so and offered the voucher as was technically his right. The voucher he sent came with an exorbitant fee for rebooking past the end of 2020, and as the Greek border was closed until mid-2021, we couldn’t afford to rebook the trip and decided to simply wait for the refund. However, after the 18 month period elapsed, he has refused to refund the money. At first, he lied and said that the Greek government had canceled the ordinance. When I sent him articles that clearly proved that he was lying, he simply didn’t respond to our refund request. It’s clear from other reviews that I’ve seen online that this is not unique behavior from Odisseas and that he has no problem taking people’s money without any return of services.

This is a great place to stay to see the sunset in their Junior Jacuzzi suite as it sets right in front of you and no crowds of people as elsewhere in Oia. Do make sure you are able bodied because there are steep steps to get back to Oia or down to Ammoudi bay but we loved this exercise. Our backs didn’t 😂😂 The staff were helpful and everything was cleaned meticulously everyday. Odisseas was so helpful organising trips and suggestions for things to do in our 3 day stay. I loved this but would recommend the Deluxe rooms if affordable.

Theodora Suites is a very nice "cave" stay in Oia. Their entry fails to advise that Theodora is actually 2 separate and distinct properties: One with a Caldera View and the other with a Sunset View. From reading the entry I thought that the location offered both Sunset and Caldera Views - but that is not the case. We wound up with a Caldera view - which was fine, but I was disappointed not to have the sunset view. The "Caldera" location of Theodora is just behind the famous Greek Orthodox Church featured in almost every picture of Oia and Santorini. From very early in the morning until well past sunset, hoardes of Instagrammers were immediately outside our one small window - so we could never leave it open. The room itself was very nice. Great bed; great shower and nice small breakfast nook. It says "kitchen" but there is no kitchen as such - but a water heater, a sink and a small refrigerator. There should be two entries for Theodora - one for the Caldera location and a second for the Sunset location.

We stayed in the Suite with Indoor & Outdoor Hot Tubs and Sunset View for two nights. The sunset wasn't visible from our room. It could only be seen from the hot tub and table area, which was a short walk away after leaving the room and climbing a flight of stairs. The photos of the room didn't give that impression, so we were disappointed when we actually got there. Some reviews said wine was served, but we were served small packets of juice. Breakfast was scheduled for 9:30, so we requested an 8 a.m. option, but our request was rejected and reluctantly moved to 9 a.m. Not exactly what we'd hoped for. The hotel is quite far from any road access, and in the summer, temperatures can reach nearly 40 degrees, so we suffered from heatstroke on the journey. The hotel staff helped carry our luggage, but for some reason, they only carried half of it on the way back, so we had to add a tip. It felt like they were taking advantage of us. The hot tub in our room was moldy and took 15 minutes to heat up, so we didn't want to get in. The bubbling sound echoed throughout the room all day, which was unbearable. You can't turn it off yourself. The air conditioner also doesn't let you change the temperature, even if it's too cold, and you're advised not to turn it off. Perhaps it's to combat humidity. It cost several hundred thousand yen for our family of three, but I don't think the room and service were worth it. Frankly, it was the price of the location. There are very few hotels and restaurants in Oia with direct views of the sunset, so people were entering the hotel's private areas, and staff were on guard to keep them out.

Plastic sheeting with rusty staples covering the jakousi, breakfast changes only when asked for, overnight costs are debited in individual amounts without notice, no sun outside the room until midday, no running water twice a day, the owner's attitude is extremely arrogant, our messages in advance were answered quite rudely and curtly, we had to address questions twice, the interior is very dated and cheaply constructed, half the bathroom gets wet when we shower.

We stayed in a room with a sunset view. The room is spacious and beautiful, but the hot tub is tiny (you can sit in it, not lie down) and has no privacy since the road runs right in front. The sunset view is okay, but you can only stand up because there are plants in front and the view is obstructed. The owner was very kind and offered us two glasses of wine on our first evening. Breakfast was disappointing, served in the room with no choice. The hot tub cleaning/maintenance at 7 a.m. (even on the day of check-out) was unacceptable, waking us up both times.

We arrived at this hotel full of hope, because according to the description and photographs (and the price), it looked like paradise. Nothing could be further from the truth. The room was tiny, and the second bed was barely a sofa. What appeared to be a sunny jacuzzi was little more than a fish tank that barely fit a shrunken person. Furthermore, the sun didn't shine until the afternoon. When we expressed our disappointment, the owner got angry and kicked us out, saying he would refund our money. He didn't, though, because apart from being a scammer, he's a thief. Don't expect to see the sunset in the summer either, as there's no direct view of the setting sun.
