by confirmation of reservation either with payment and or upon entering into the home or by signing this agreement, i agree to all terms and conditions herein. hereinafter i shall be referred to as guest in this contract. sunset lodging reserves the right to substitute comparable accommodations without notice or liability should the property be out of order or become unavailable for any reason. when comparable accommodations are available, guests will have the option of selecting from available properties at the published rate or receive a full refund. sunset lodging does not give cash refunds. guest agrees to hold sunset lodging and property owner free and clear of any liability for damage to self or property resulting from accident, injury, or loss of enjoyment due to power outage, rain, snow, sun, negligence, defective construction, fire, theft, inoperable appliances, inoperable/unusable hot tub/spa, missing or inoperable bikes etc. sunset lodging will take all possible steps to see that the house equipment is in working order. this applies to all individuals in guest party. deschutes county occupancy ordinances are strictly enforced. maximum occupancy is published on the website and in the property. over occupancy is the responsibility of the guest and over occupancy can result in heavy fines and/or eviction without refund. sunriver regulations prohibit parking anywhere other than in the garage or driveway of the designated property for the reservation. limit of 4 vehicles per property maximum. no parking will be allowed on the street or outside of driveway. sunriver regulations prohibit the disturbance of neighbors. noise restrictions are strictly enforced after 10:00 p.m. violations can result in fines to the occupants and/or eviction without refund. oregon law requires all bicyclists under 16 wear helmets. the guest is responsible for providing helmets and enforcing this requirement. compliance with this requirement is the responsibility of the guest. sunset lodging does not guarantee the presence or condition of bicycles or bicycle helmets. no pets are allowed except in homes designated as pet friendly. if evidence of a pet is found in a non-pet home, the guest will be charged a minimum $50.00 additional cleaning fee and can lead to eviction. any guest asked to move to another home allowing pets during their stay will be subject to all of the rental fees associated with the move to the second property in addition to the additional cleaning fees incurred at the original property..
