The bathroom window was very dirty, there was a big hole next to the shower on window sill, bed sheet was that worn it was creating a hole, bed cover was also stained. The bathroom was nothing like in the photos. Photos on the site we booked through were very misleading, it was made out like it had a pool area and the outside was different. But all photos had ‘crompton house’ at the bottom of them. There was little notes stuck about the walls. There was one downstairs that stated no take away food allowed, eat in the restaurants. That was because of something that had happened in the past. We weren’t told this after booking and speaking to the lady. (Luckily we didn’t bring takeaway food back) The tv in our room was broken, everything was showing up double with lines through it, some of the remote buttons didn’t work either. The whole inside just wasn’t a nice “Edwardian” feeling. It was just old, run down looking and needed a good decorating and cleaning. I had emailed the owners direct before writing this review as I am all for giving people chances to resolve things or reply back, but they didn’t bother replying to me.

Booked into lakeside yesterday afternoon, not the warmest of welcomes, on the advert it said free breakfast so when I asked what time breakfast was we were told it was room only. The room was clean but very dated the bathroom wasn’t so clean the plug hole was dirty, under the soap tray on the shower was dirty and the radiator was full of muck. Owners obviously have a labelling machine as they’re labels printed randomly telling you what not to do, they must have had many bad guests in the past they feel the need for so many rules, visit the lakes at least four times a year and have previously stayed next door safe to say we won’t be returning to this accommodation.

Website states bed and breakfast and although our confirmation stated room only, I assumed as with other places we have stayed that you could pay extra at the place for breakfast. No breakfast is provided, so why, if covid is the reason, don't they change the website from B&B to Room only. That aside, the room was a reasonable size with an en-suite. The bed was, and I know it's personal choice, far too soft. Despite having the window open all day, the room felt damp and there was clear evidence of damp in the en-suite where the mould was creeping through the paint. What really got me annoyed was how unclean the room was. Everywhere are using covid as an excuse to make it later to check in so that they can deep clean rooms to make them covid ready. I have no problem with this, but when your covid friendly room is thick with dust, I have to draw the line (see attached pics). Having stayed in 7 establishments over the last 15 days, all provided shower gel and shampoo, except Crompton House, apparently been advised not to under covid rules!? In summary, overpriced and not very clean

Went here and was greeted by an angry hostess, thought nothing of it till we got in our outdated room, and found lots of little notes saying don’t do this don’t do that or you’ll be fined and charged for loss of room earnings ? There was even a A4 sheet explaining how a previous guest was charged £800 for spilling food on the carpet plus £300 for room costs ? Well the carpet in our room must of only been £100 max many years ago, also I’m a smoker so being respectful I would never smoke in a property but not to worry there was clear instructions in capital letters that anyone smoking within 15 meters of her driveway will be asked to leave and charged, as for the bed in our room, the mattress felt like it was very very old as you could feel no support, the shower was the worst shower I’ve ever used, ( and I have a shower in my camper van which was a bit better than your screen wash jets on your car) and really this shower was worse than that !!! The gaps on the bedroom door are so big the light from the lobby lights up the whole room which was annoying, although handy when needing to use the loo in the middle of the night ?! As for the damp and dust accumulated dust in hard to reach area it was disgusting We stay in the lakes very often, got a bit of a thing for boats and the lake, But this is the first bad place I’ve been, but didn’t ruin our stay as we love the lake, it’s just a shame this place is there

The room had no chairs for sitting on only the beds, single bed had a note if the room is booked as a double don't use bed.. so no chairs and not allowed to spread out and relax, great!! door had light shining arround it all night so had to find a way to block the light. Someone had the TV blaring in their room witch made sleeping difficult the first night. Second night in bed shattered after exploring windermere all day and an early start the next, sounded like baby elephants were in the room above, then the loud chatter out side the door to wake every one in the room, opened door to be told that we were banging etc the previous night even though we had not had TV on and were asleep before 8pm. Bed lumpy and uncomfortable, bathroom window unable to open to let fresh air in mould in cournrs of shower, TV absolutely rubbish to try and watch, fresh towels left on the floor outside the room(unacceptable seeing everyone would have walked passed touched etc., if these were in a plastic bag it would have been more acceptable. Third night again disrupted sleep when we needed a good night's sleep as were on the road again esp our driver (driving over 8 hours). Car parking its marked for 4 cars but one space is not used due to no one moving forward enough for the forth car other than that its find somewhere in the streets. yet its advertised as parking available. not good when a member or two in the party are elderly or disabled. Common area there is no where for a group if booked in a group to meet and discuss the next days outing or even share a coffee as rooms don't have enough seating, and no common area to sit and reflect a day's outing or the next days adventure. Also there us no food allowed so this means even if you wanted to have a sandwich etc its forbidden...no breakfast so again even if you have a health issue and need to eat before you face the day n take medication such as a diabetic.. not having the allowances makes staying here even more challenging.

Our first night here and I already want to go home, so disappointed that we opted for Crompton House okay three. Just shows that reviews are not always correct. The room is dusty and not cleaned properly - bathroom door and curtains dirty. Bathroom mouldy, nowhere in the shower to put any products The towels hardly surround my thigh Chairs old and scuffed Asked for extra pillows as I injured my ankle and needs to elevate it and has been give 2 square pillows folded in half, stuffed into normal pillow cases. We paid the same per night last year in Torque for a B&B, had breakfast included and stayed in luxury. Pretty view from the room

The property is exceptionally well located and has that much sought-after Windermere feature - parking. We knew we might have to make some trade-offs by choosing location first, but were disappointed nonetheless. Although the property itself was disappointing, the beauty of the region and its centrality probably mean that there will always be a steady stream of guests. Before, during and after the stay, the tone of communication was quite hostile - warnings about no take-away food, about not leaving shower doors open in order not to wet the floor (ironically our hand basin was leaking so we were fortunate to spot that and put a towel down before anyone slipped), a threatening warning about police if people parked badly and then a "contract" with heavy wording on arrival...the owner must have had bad experiences but it all felt very uncomfortable. However, there is very little choice in the area. For a hiking area there was a big warning about muddy shoes which I imagine is a problem most of the year... A disappointment was that we would have liked a bed and breakfast but this property only rented the room. We knew this when booking but nonetheless we find it disappointing that establishments are continuing to advertise as B&B when in fact only a B! Covid is being used as an excuse as we stayed at other B&Bs that did serve breakfast. Rooms were small and both rooms had problems with the bathrooms, one of which was fixed quickly but our sons later saw that it was a recurring problem on previous reviews. In summary: this is a well located simple solution for short stays and for people who intend to spend most of their time out and about and very little in their room.
