HOTEL LiVEMAX BUDGET Shinbashi Reviews

One of the worst hotel ever stayed in. Looks like a 100 years old building itself, everything in the room is old. Room is carpeted and dusty, aircond is smelly. We were in Japan for 14 days and we stayed in this hotel in last 4 days. Ever since we stayed in, my son keep having nose bleed and my husband’s nose starts getting very sick every time he’s back into the room. Receptionists are unfriendly. Asked if can top up to a bigger room size - NO. Ask if can get extra pillow - NO. Everything ever ask is a cold NO. Wifi only worked for first night, subsequent 3 days it just says network issue and can never be connected. Location aint great, we went there with average temperature of 4 degree Celsius and every nearby metro is 10-15 minutes walk. Honestly will not recommend.

Located in commercial suburb with 10-15 min walk from metro station with reasonable cafes, restaurants and banks around.  Area is quiet especially in weekend time if you like to be away from crowd and shopping centres, but have convenient stores at the corner. Walkable distance to fish market (30 min) and Tokyo Tower (25 min ) if you are happy to.  Shower curtain is a bit dirty and moldy which is not that good ! Have not tried her breakfast yet as we heard they only provide a bento every morning and  w/o a restaurant for you to sit down. Thanks

Short distance from Shinbashi station, love the neighborhood so picked this hotel. Suitable for budget travelers, nothing spectacular but clean room, airy and room not too small for two persons

Good staying experience but the pillow is a bit hard

Livemax hotels are all same brand of service and location of this hotel was excellent. As I have stayed in many Livemax hotels the internet Wi-Fi automatically connects and room, amenities are excellent

EXCELLENT PLACE

Hotel was as advertised. Not good, not bad.

I have to say that I didn't dare to book a few more nights because the ratings were very bad. After staying there, I extended the reservation for a few more nights. The environment of this hotel is very good, the hygiene is very good, and the service in the store is also very good. This is a hotel I am very satisfied with when I stayed in Japan. The price is also favorable. The price of staying in Osaka is high, and it is small. I highly recommend it and will stay here next time I come.

There is a direct bus from Haneda Airport to Daimon Station, and the elevator goes directly to the ground level, so you don't have to carry your luggage up the stairs. It takes about ten minutes to get there from the station. The room was okay, but the bathroom had a peculiar smell and mosquitoes were flying around. I hope the hotel can improve this.
