Convenient, clean and safe, the room has a balcony, air-conditioning, clear TV, clean bathroom, close to many tourist attractions. Ample parking spaces can park many cars. There are public health measures to prevent and screen for Covid-19. In general, it's okay. The price is not expensive. All civil servants can enjoy a 100 baht discount by presenting a card in front of the counter.

Great downtown location with supermarket just downstairs and food stalls just right outside the door. The room is big and clean. The AC cooled well but can be a bit noisy. The simple breakfast buffet (rice soup and toast) was ok for the price paid. Good, strong coffee. I got a double room with one King-size bed. One side of the bed has worn out springs, but the other side is ok. But the most annoying thing about this place is that they play loud music early in the morning (start around 07.30 am) in the restaurant that can be heard into the rooms.

The Arraya was a stop over hotel for us traveling from Chiang Mai to Dan Sai. It was conveniently located on Highway 11 and on the outskirts of Uttaradit. The room was modern and spacious and had a comfortable bed. The bathroom was also good except that the door would not stay locked and the water faucet was broken. Coffee cups were there but no coffee maker or hot water device. They provided only the bare minimums required to their customers. Because of their convenient location, we booked another night to stay on our return to Chiang Mai. The breakfast was not good for Westerners. The food was also cold.

This place is easy to find, close to the main road, and spacious rooms. Cleanliness is not bad, if it is on the third floor, the building has 3 floors. It will be a bit difficult because there is no elevator. The facilities in the room are not bad. There are kettles, large refrigerators, tables, very long steps 2, you can sit down and work, 3BB fast wireless Internet access in the room, and the bathroom does not have a wet compartment. The parking lot is a bit small. No breakfast overall is ok, recommended.

I've been living here for about a month now and have settled in nicely. The owner is quite nice and despite not speaking a lot of English (he knows the basics), we always seem to communicate accurately. The building is fairly new, built in 2016 and the rooms are cozy. The beds are quite hard (but this is standard in Thailand) and something that can easily be rectified with a mattress topper if you're staying here long-term like me. It has helped my sleep quality dramatically as I prefer a soft mattress. If you're here only short term, the beds are quite big, I would say close to queen size and your body will adjust in a few days (mine did). The bathrooms are also very cozy and the shower has great pressure but the water goes everywhere. Don't be turned off by this though, as it's also quite common in Thailand. The showers also feature a tap. I never need to use the water-heater, and if you prefer cold showers, it's best to take them in the morning as the water gets warm naturally with the heat of the day. The rooms also feature a small balcony that has an outdoor sink (a huge perk for long-term dwellers like me). The AC is very good, but be warned, electric is 8 baht/unit and can add up VERY quickly if you aren't careful. Rooms on the right side of the building are generally cooler and consume less energy due to less sun exposure. If you do not have a car or motorbike, this place is a little off the beaten path, but is very close to town. To get to the nearest 7/11 or local market is about a 20 minute walk. There are also two local restaurants (both EXCELLENT) within ~.5km of the location. Overall, this place has really grown on me, I was pretty stressed out when I first got here so it took me a while to adjust. I love the owner, he is very sweet and always greets me in the morning (or whenever I see him outside). There is ample parking for motorbikes and about 6-7 designated spots for cars. There is also laundry on site for 20 baht/load. Dryers are not available, though. The nightly price seems more than fair for a relatively new building!
