There are two buildings in the villa. On the second floor of the main building are two double-bed rooms and one standard room. Downstairs is the living room, kitchen, dining room and bathroom. The second floor of another building has two rooms, one is a suite, and the other has three beds. The whole villa is very large and can accommodate many people. For breakfast, we bought the ingredients ourselves and ate it in the garden. The villa also provided milk juice and various spices. The butler was also very caring. We also booked a BBQ the next day, one thousand baht per person. It was very hearty and tasted great. This stay was really great.

Arriving here after a long travel day was like seeing an oasis, the large white gates and hotel staff greeted us - taking our bags and directing us where to sign in - all in a very quiet setting (the hotel is always quiet - very little outside noises and staff/guests are considerate of the peaceful atmosphere). Extremely clean, pool was relaxing and refreshing. The grounds was like walking amongst a museum with lighting at night. We had a suite for 4 of us - two master bedrooms joined by a large comfortable living room and a private covered deck where we spent much time reading, sleeping, catching up on our jet lagged bodies. The location is at the heart of many temples and in old city, foot rubs, places to eat, and a wonderful laundry lady across the street who had our clothes cleaner than we've ever had them in 24 hours. The restaurant was elegant, quiet, dinner was accompanied by local live music which was just the right volume. When we return, we will stay here again.

Super nice and friendly staff. V clean hotel. Only down side is the location even though it’s about 6-7 mins walk to Maya and Niemann One, the road is not v nice to walk on and not easy to cross the road, as there are no pedestrian crossing with traffic lights. It’s too short a journey to book taxi!

A 5 stars boutique hotel located in old town, very convinence👍 Right in front is the walking street/ open market on Sunday. There is a school opposite to the hotel. Its rather noisy in the morning as my room is facing to the school, however trouist like us usually wake up early so no big deal. All snackssss/drinksss in the mini bar are free👍👍 includes cokes, beers, 6 bottles of water, lemon tea, chipsss, chocolate. 😅 😁 Afternoon tea by the pool is free too! Very good for those who want to relax in the hotel Staffs are very friendly👍👍

Excellent two night stay in this adorable boutique hotel located inside the old city. Beds were very, very comfortable. We stayed in the heritage house jr suite and our teen daughters stayed in a deluxe king room. Both rooms were spacious and wonderful. The food (breakfast and dinner) was excellent!! The staff were incredibly helpful, friendly, and polite. I had an excellent foot massage at the spa. We also participated in two OUTSTANDING tours (Northern Highlights and Chiang Mai CityTemples). My only regret is we didn’t have time to enjoy the gorgeous pool. We would stay here again.

I arrived to the hotel and on the outside it looked really nice, and the staff was very nice. The girl who checked me in thow wasn't that great to understand english, so I was lucky to speak some thai. The didn't help you with your bags up to the room, but I didn't mind because I travel with good working bags that has wheels. When I came in the room the first thing that hit me was a bad smell from the toilet. (I was given a room on the top floor 608 to be precise. The size of the room was ok, but the furniture I could see how dirty and worn down rhey where. It looked like something the bought on a fleemarket. Further on I tried the bed it was the worst matress I have ever slept on, not only that the hotel is next to a road and at night it was so noicy from traffic so I didn't get much sleep. Sometimes I woke up and thought I had a motorbike in my room. I had booked a stay for 5 nights, but after 1 night I decided to move. So after one more painful night I checked out from this hotel and will NEVER return again.

We spent a few days in August in this hotel and the truth is that it was excellent value for money. The friendly and decisive staff. Location in the square of Chiang Mai, totally central. On the other hand, the room was cozy, and the pool, although logical because we are in Thailand in the north, there were a lot of mosquitoes, it was clean and the same as the room, cozy and clean. There is a kitten that is part of the hotel super funny We recommend it to spend a few days in Chiang Mai it meets the essential requirements of quality price location We would return for sure

Stopped here a few times, mainly because my Thai in-laws love the place, only because it is so close to the airport. Every visit something was wrong!! Not exactly the cheapest accommodation either.The toilet would not flush in one room, the taps at the bathroom sink turned with the handles in another room. We could not sleep because of the road noise (we were on the 5th floor!) in another room. The wi-fi was non-existent in one room.There was no hot water in another room. Every room the shower trays filled up with soapy water and was very slippery; dangerous in fact. The breakfast was OK for me, nothing flash. Toast, jam, juice, tea, coffee, milo, all the basics. Not real sure why people were climbing through the window to get here though. One lady I saw scraped all the brown off her toast, so that is was just white!!?? (Something to do with Thais believing that toast causes cancer I was told). Loved the sign beside the toaster that actually worked (the other one was broken on every visit and was just sitting there collecting dust). No cancer from that one! Words to this effect: ”Please do not put butter and jam on bread before placing in toaster.” At least the beer from reception 'fridge was cheaper than most shops. Nice and cold too. Gotta love it!

We ended up staying at 9 Suite for a month in October 2022. The rooms are spotlessly clean and very comfortable. The staff are absolutely lovely, always happy to help and have a chat. We had some drama with a last minute flight cancellation and a rush to extend our visa, they went the extra mile to ensure our forms were filled in and we had all the accommodation evidence we needed for immigration. There are 2 cats and a dog on site, which of course aren't allowed in the rooms. They stay in the hotel lobby. For me this was a bonus because I got to play with them everytime I walked in and out of the hotel. I highly recommend this hotel, its a great base for exploring Chiang Mai and you'll be made to feel very welcome! We'll definitely stay here again if we're ever back in Chiang Mai.

The room on the first day I checked in was smelly and the toilet was dirty. I left tips for two days in a row. On the third day, I found that the room was still not clean. Isn't hygiene the most basic thing for a hotel? The front desk staff are very good and can solve problems in time. The breakfast is also full. Orange juice and milk are available 24 hours a day. The hotel has a swimming pool. It is relatively clean. The location is also good. It is convenient to go everywhere. Overall it is okay, but I will not choose it again next time.

One of the best hostel - feels like home. My biggest regret is not staying here for a long time. The receptionist, Fai, was very helpful. She can give you the best food recommendations. I also asked her for the tour what she recommended was 50% cheaper than those tour online. She also helped me book a car to the airport 11/10 for this receptionist. As for the hostel itself, I like the ambience like it’s a good place to live. The bed and blankets are comfortable. I like the lighting and the white walls. They also clean every day. There are free candies, too! I also enjoy having conversation with the people here. I will come back soon! P.S. It’s a great location. Near convenient stores and temples.

It's an excellent hotel. Both in service and upgrading the room to a large, comfortable family room with a cute reading corner. TV corner, Netflix service, excellent customer care Warm welcome from the staff The place to sleep is comfortable, quiet, no noise. Excellent clean It is recommended to stay here for the whole family, as a couple, or if you want a backpacker atmosphere, you will have more friends. Breakfast and shared kitchen are available for backpacker for single and family rooms. There is a private kitchen and a private bathroom in the room. The place is across from Lok Moree temple which is a well known tourist spot and around there, there are lots of beautiful temples that you can walk around so definitely you can spend a day or an evening walking tour by yourself. Close to all the convenient store, night/morning markets, restaurants, bars, spas, and cafes. The hotel itself has its own cafe and breakfast is included. The breakfast has so many choice from local Thai food like fried rice, rice soup to American breakfast or even spaghetti. So breakfast is superb. You can’t miss it. Also they add on small free salad bar and bread, dessert and dim sum on counter every morning. The room is super clean and beautiful. Very quiet. Not like typical hotels in Chiang Mai. Very well maintenance and sophisticated. Location is very very good. Can also see local lives but still can find spots to have fun with the other tourists. Bus stop in the front and can always travel by grab car service. Not too far from airport. More quiet than Nimman but still lively to walk around so it’s perfect for me. WiFi is great. It’s a very small hotel. Only 6 rooms total I believe so you have lots of privacy. Staffs are very friendly and attentive. It’s almost feel like you are living at home but the royal luxurious one since it all comes with 5 stars service. Totally recommend this.
