Medium size hotel with large room and bathroom. A bit walk from Haymarket station. Nice and friendly staff. The bathroom is quite spacious and the water pressure are high. Clean room and with window.

The hotel is average, the service is bad, there is almost never anyone at the reception, the receptionist is also in charge of the restaurant or he is almost always smoking outside.
We stayed for a week and they didn't clean and we put the sign on the door and they only came in to leave cloths and take out the trash.
We really didn't like it, it's a shame because the room is fine for the hotel it is.

The environment is very good and the rooms are large. It is a 20-25 minute walk from Princes Street and there are light rails to the airport and train station, which is very convenient. The hotel staff answered all questions and was quite nice.

Lovely location, gorgeous terraced classic Edinburgh building, super friendly and welcome staff. I was here on business and I know Edinburgh well. Didn’t really know Haymarket quite so well though. This has been a super stay - right in the heart of a new part of the city. And many thanks to the lovely receptionist who let me check in a bit early!

The restaurant food for dinner was almost inedible. Be aware that you may need to carry your bag down flights of stairs as not all rooms are accessible by lift. Noise from the rooms above is significant. There is no shampoo or conditioner in the room also no bath mat. Tv is too small for the room

First of all, it was too expensive for the value. You can find better places for that price. You don't feel like you are staying in a hotel it makes you feel like you are staying in a dormitory. Breakfast isn't worth to pay go to nearest tesco. Business understanding of this hotel is terrible. The things about the room was fine (cleannes, maintaining, bed comfort etc.)

The location was great a few minutes walk from hay market station and the tram stop too. 25 minutes on the tram from the airport. Room and facilities clean and tidy. Staff quite helpful.

Dirty room (used take-out container from pervious guest left in room and dirty carpet) and very noisy as well as a really bad smell coming from the kitchen.

What an absolute gem! The team were lovely and so helpful, the rooms are big, the beds comfy and the breakfast excellent. The hotel is ideally located 2 mins from Haymarket Station in a very pretty Georgian street and it's just a 10 mins walk to Princes Street. Recommend!
