De Guestibus

I booked one night in this guest house for a competition. Very close to the Metro station, very kind owner. Clean room, very nice bathroom with large shower. My room (n. 1) was equipped with a small terrace (perhaps useful for smokers). Kitchen available for coffee. I recommend it, I have already booked for March.

As the title suggests, we stopped very little for a quick hit and run in Rome, a clean room even if not very large actually for more days in two we would have had difficulty arranging the clothes because the space for the furniture was small. The fact that the entrance door of the house had problems with the lock in practice it did not close not really safe however we went well

Very well furnished and organized room. Very helpful staff. Relaxing stay. I recommend it to anyone who wants to spend some time in Rome.. Close to the Giulio Agricola underground station from which the center of the Eternal City is easily reachable.

I called for 2 double rooms this week, specifying and recommending maximum cleanliness. The guy, a certain Emanuele, said he had 1 room available, but in order not to lose the customer, he would get us another room from a colleague of his who has a B&B on the third floor. Already when booking he wanted to charge the amount of the holiday bonus (first strange thing) and I asked to do it in person at the facility. We arrive at check in, we arrive in a popular, old, dirty and run-down condominium, people coming and going without respecting the covid regulations in the slightest. on the first floor there is this de Guestibus (an apartment converted into rooms, not an entire floor as boasted on the phone). We check into the first room and we already notice the room is totally different from the photos (these on TripAdvisor are clearly retouched, there are no traveler photos). The room in question had dirty walls with shoe marks, a dirty wardrobe and a bad smell. Obviously I furnish the bare minimum. Very hesitant, I go to check in the other room 'with my friend', the guy can't be found, we wait 10 minutes and he finally opens the door for us. Dairin guest house something like that, stay away from this too!! We enter and there is a nauseating smell of cooking (Indian cuisine or I don't know what), we are given the room and as soon as I open it: broken flooring throughout the room, holes, the bed (at a first courageous glance) has 4 scattered hairs (hair, not hair), tent with two animals hanging nearby. Here the odyssey begins, I call Emanuele to complain about the situation and the fact that he had assured me something completely different, he of his own free will tells me that I can leave and he would then reimburse me (because before seeing the rooms the girl at the check in wanted the money immediately). So let's leave immediately and find another place to stay. For two rooms he asked us 158 euros (in Rome with this money you go to the best hotels, the one I found as a remedy cost me less, it was a 4 star and to say it was wonderful is an understatement!!!) I'm waiting for Monday for the refund as agreed (believing in the honesty of the owner) and this Emanuele instead says that the room was used and had to be cleaned (but really?! Maybe he doesn't clean them every time someone goes there) and therefore for having drunk a small bottle of water and having taken a pee decides to charge 25 euros in costs. I also agree to this starving decision after it almost ruined our afternoon, made us waste 2 hours, made us go back and forth with our suitcases, wander around in the sun to find other solutions and after he himself had said on the phone that we could go and he would refund us everything. At the moment he doesn't respond, I asked him to send me the difference (we're talking about ten euros) and obviously to give me the 'consumption' invoice for the room (Emanuele's receipt is not optional). In the end, more than that

Accoglienza fantastica, disponibilità del personale ottima. Ho trascorso una notte, la camera molto delicata, ampia, pulita e ben illuminata, nonostante il punto trafficato in qualsiasi orario la stanza è risultata molto silenziosa. Nelle vicinanze è possibile trovare ciò di cui si può necessitare e fermata metro svoltando l'angolo. La consiglio vivamente.

Camera pulita, proprietario gentilissimo e disponibilissimo, posizione ottima vicino alla metro Giulio Agricola, nelle vicinanze c'è di tutto. Consigliatissimo, ci torneremo sicuramente la prossima vacanza romana.

E' un B&B con un buonissima qualità ad un buonissimo prezzo. Molto buona la pulizia e la comodità delle camere. Lo staff è molto cordiale e disponibile. Parcheggio auto nelle vicinanze. Vicinissima alla line A della metro.
