It started out rocky as the pickup we booked via hotel was 30 min late to get us at the airport. However the rest of our stay was still so good that I am willing to give it five stars. Room - huge lofts with kitchen and king bed and 3 half baths. No tub but shower was nice and strong. Concrete floor was great as we visited Lisbon in 100 degree weather. The robe and slipper provided were high quality as was the large bath towels. It was a nice touch to get a free liter of water and a small wine as a welcome Breakfast - included with our stay is awesome. Freshly made to order as this place only has 12 lofts. We got scrabbled eggs every day that came with these tomatoes and sliced ham that was simply delicious. Location - is in the midst of bars and restaurants. Many good places nearby. Thankfully with double pane windows, it was pretty quiet for us to sleep even though many party late in the night outside. Only inconvenience is Uber or bolt cannot pick up at door as its in an alleyway. Need to walk 100ft to Main Street to get a Uber or bolt. Bed - roomy and comfortable. They do put two twin together with a big cushion on top but it was very nice bed. Staff - super friendly and helpful. Maria checked us in and was very nice and Philip gave us free welcome drinks and showed us to a restaurant right outside he liked. We liked it too and had a nice dinner for only 30 euros of sardines and grilled sea bream. Yum. I would definitely book again.

We are so glad we chose to stay here - everything was wonderful and we felt well taken care of. The hotel is beautiful and centrally located - we were able to walk to many attractions and the neighborhood was fun to explore. The staff's attention to detail and pride in the hotel was evident - from reception, to the restaurant to housekeeping - everyone was friendly and professional. We felt taken care of and welcomed by everyone we encountered. Just after booking, we read some negative reviews about the Bica rooms that made us nervous enough to wonder if we should upgrade. After seeing our room in person (Bica 7), we felt much better, and by the end of our stay, we knew we would be happy to stay in that room again. The Bica rooms are not 'in the basement' as some other reviews have stated. While they are on floors below main reception, keep in mind that the hotel is on a steep hill and these rooms look out over the downward slope. Our floor to ceiling windows were still above street level, and we were afforded a beautiful view of the pedestrianized old town streets below. Yes, there are some buildings across the streets with windows that face the hotel, but we never felt a lack of privacy - for one, the room had sun shade blinds on all windows that diffused the bright Portuguese sunlight, but they also provided privacy from anyone who might happen to look into our room from the windows across the street (they didn't). It is something anyone who has lived in a city would be familiar and comfortable with. We heard street noise only when the garbage was being collected, and the windows provided enough soundproofing to ensure that noise was very light and brief. Our room was very spacious, and even with the sun shades down, there was plenty of natural light and it felt airy and gracious. The AC kept the room comfortable, and we were happy to spend the hottest hours of each day relaxing in the room. The bed was huge (and one of the most comfortable hotel beds I've slept in). The bathroom is small, but beautifully designed. The shower water pressure was glorious and we appreciated the Aesop toiletries. The hotel was currently doing renovations on our floor, but you would never know it. There were a few discreet renovation notices on doors and we saw some workmen during the day, but the sound was well insulated behind multiple doors and we were never disturbed. The privacy was actually remarkable - even though the hotel was fully booked during our stay, it was never noisy and we never felt crowded. We saw other guests occasionally, but it never felt like we were competing for space in the common areas or for the staff's attention. We enjoyed lunch and cocktails at the rooftop bar every day (I do not drink and appreciated the no-alcohol cocktail options), and our visit to Suba on the last night was nothing short of exceptional. The actual guesthouse itself is not the problem, as it is nice. The core issue is the disorganization and chaos that ensured once I arrived that lasted literally the entire time. I specifically stated the time I was coming, what I needed (wifi to work) and once I arrived, there was NO ONE to answer the front door, so I was forced to wait outside for nearly half an hour alternating between calling the contact number that was never answered and ringing the front door, which was also never answered. Eventually, someone that lives in the building came out, and I walked in. When I reached the front door of the guesthouse, I found the door wide open, yet NO ONE was inside. Unsure of what to do, I placed my bags in the living room and area and waited. And waited. And waited. A few hours later, I still had NO wifi, no one was answering my phone calls, and there was still no one inside the facility. Finally, I contacted *********** and the owner/manager answered me, apologizing for everything. But I still did not have the wifi and since by the time I ensured that I could leave and return with the door key, everything nearby to buy food was closed. Then, other guests arrived after me and had even worse fates. One had stopped by in the early afternoon, and when no one answered, he left and came back late in the evening. He had flown all the way from SOUTH KOREA and had to walk around with his bags until late in the evening. Then, another guest, from France arrived, and just as I experienced, the room arrangements were incorrect, so we improvised between us. Now, I was offered a full refund, which they basically had no choice but to give me considering how inept they were in checking me in and leaving me outside on a very busy and darkly lit street that resembled an alley. Later, I found out fro other guests that had been here for a few days that it was just more of the same, proving my case that the place is just terribly run. Now, beause I could not leave a review on *********** because that's where I booked it and cancelled, I made it a point to leave one here so that people coming here in the future know to avoid this place. The staff I encountered was fine, and it was not their fault. It starts from the top and if the management doesn't have the proficiency to take care of the basic needs of their guests, then they really should NOT be in business.

I had an excellent 2.5 week vacation in Portugal, where I spent the first 7 days and the last 5 days at Almaria Officina Real Apartment. The apartment was very clean, beautiful, and very well well-maintained, completed with daily cleaning service and excellent amenities. Superb breakfast is delivered daily that includes a variety of local breads, and occasionally my favorite one, pastel de nata!😍 Oranges were always provided daily in the fridge for us to make our own squeezed orange, along with cheese, tomatoes, fruits, yogurt, etc. Both of my stays have been wonderful, particularly as one of which was coincide with my birthday, and I received typical Portuguese birthday cake (Pão de ló com doce de ovo) from Almaria team. It was such a lovely surprise for me! 😍😄 While during my second stay, I received a bottle of wine to welcome me back from my Madeira trip😍. The Almaria team were also all very nice, friendly, and very helpful during my stay. Very excellent service! I hope they all enjoyed the Indonesian chocolate I shared with them😄. To be noted, the location of apartment is also very good, as it is located in the center, near to supermarkets, restaurants, bakery, shopping districts, etc. Highly recommended for any purposes of stay - business, pleasure, and to all types of travelers - solo, couple, family. Thank you Almaria team for making my fifth visit to Lisbon, a memorable and pleasant one. Would definitely stay there again for my future visit! 😉

Me and my friend cannot speak high enough about this place. They really made our stay in Lisbon top notch! I liked Lisbon and all but I totally want to come back here just for this place. First of all the customer service is way above and beyond. I stay at a lot of Marriotts and Hyatts and this was by far way better! They make you feel like family here! I recently had a shoulder injury, and when I asked for ice in a Ziploc bag, they had no problem finding some for me and the next night they had one ready in the freezer! They really go above and beyond! Also, another example is, I left my retainer and really nice retainer case there and when I emailed them about it, they said yes I had left it there and would I like them to mail it to me. I said yes, and they broke down the cost from post office and didn’t even charge me extra for the extra work. Just what it cost to mail it back to me. I really appreciated that as we all know retainers and cases do not come cheap. The location is also a great area as well as you are in Bairro Alto area and close to the nightlife, bars, restaurants, and the seafront. Tourist spots are walkable. The amount of space that you get in your room is crazy Amazing for a place in Europe! Water pressure and temperature is great. AC worked great! And they have an outdoor patio That’s really pretty to sit outside. they have a bar on the outside too that you could serve yourself and then just tip or reimburse later if you wanted to. Breakfasts in the morning were amazing! They had an amazing spread out. Oh my God, I’m dreaming of the jam! Lots of bread, choices, and some of those pasteis plus they would make you anything you wanted. Eggs, bacon sausage French toast, waffles omelettes you name it they’ll make it fresh. So good! They truly are amazing here. If you don’t stay here when in Lisbon what are you doing with your life?

First off, this is a great location for tourists. We rented unit 3H, the two bedroom with the balcony with amazing views. There are some negatives.: 1. The unit stinks of sewage. I know it’s coming from the bathrooms and kitchen from old plumbing. This is a no smoking building, but a cigarette smell would be an improvement over sewage. I’ve plug all sinks , tubs, and bidets and added water to seal the drains from sewer gases. Some stoppers don’t work so need to get some plastic bags to fill with water to try and seal the drain. It seriously is pretty disgusting smelling and not at all appetizing to want to eat in the unit. 2. The unit is kind of grungy and could use fresh paint, fresh grout in the bathrooms, a deep cleaning, mold destroyer, and some decor. I’m not confident the room was cleaned well from the previous occupants. I wiped something off the bathroom counter with a piece of toilet paper and a bit of water and it came off easily. There was hair on the bathroom floor. There’s some gross wads of wet paper towels that were left on the balcony. Some of the drinking glasses did not seem well cleaned. 3. Specifically asked if the building has a lift, but apparently my question wasn’t specific enough. I should have asked if it has a WORKING elevator. It’s not working. 4. Description stated beds have foam tops, but if there are foam tops, they are only 1 cm thick since I clearly feel the mattress springs. We’re on night 2 of a 20 night stay. Might need to see about finding another place to stay because the smell really is that bad. It’s unfortunate that this old palace is really showing its age.

Well located apartments at the centre of Lisbon, a few min walk to Baixa-Chiado metro station, aprox 40 min from-to the airport.The location is very close to tram and major shopping area, restaurants and cafe. Excellent staff, very helpful and experienced. Joao and Carolina made my booking easy and safe, I arrived at 12.00 and had an early check in, I appreciate it. The room was comfortable, modern and well designed, supplied with coffee, tea, water and ... extremely clean(during my staying). Highly recommended I hope to come back
