No12 Bed and Breakfast, St Andrews

We had an en-suite double room with a lovely sea view at front of property. Pam made us a lovely breakfast and was very helpful in local knowledge and trying to find us further accommodation. We would definitely stay again and much more reasonably priced than other options in the area.

This bed and breakfast was lovely. The room was nice, the breakfast was great. Pam was very helpful and even booked a restaurant for us. The bathroom even had a lovely view to the sea. Good location no fat from the city centre. Would definitely go back.

Great location and rooms good size with fantastic view of the front and sea. Location perfect, near front and short walk to loads of pubs and restaurants. Pam, was a great host, served up a great breakfast. Loads of choice. Value for money, definitely recommend.

I went with my Son as we were going to a wedding and we couldn't have been more pleased with the experience. The owner Pam was very friendly and welcoming and couldn't do enough for us. The room was large, spacious, clean and very comfortable and the breakfast was delicious and filling . Once again Pam couldn't do enough to help make the experience a real positive one . Couldn't recommend this B & B enough. Thank you.

Our room was comfortable and pleasantly decorated with a lovely view of the garden. The bed was a good size and neither too soft nor too firm. Pam was friendly and cooked an excellent breakfast. Quiet location but very easy to walk into town - highly recommended

No12 is a lovely cosy B&B set away from the hustle & bustle of the St Andrews student and golfing communities so is quiet yet a short walk from the centre of this lovely town. I had a small but spotlessly clean and comfortable room, which included all the usual amenities and a view over to the sea . A good cooked breakfast was taken around communal table in the large kitchen where plans could be discussed with fellow guests or Pam (the owner) who would help us in any way she could. The centre of town is about 15-minutes walk away, and the bus station (there's no train service here) a further 5-minutes. But there's parking on the quiet street right outside. A very pleasent place to stay away from the crowds in this very popular town.
