Built in 2020, this 3 stories modern townhouse has a 2-car garage and front door entry on the ground level, the second floor includes a half bath, a full kitchen, and dining/living areas. The third level has 2 bedrooms, each with a private bath, washer, and dryer, and a workspace with a display monitor, wireless keyboard, and mouse. All the router jacks are live and you can connect your Ethernet cables for an even faster connection.
The garage has a 220V electrical vehicle outlet. Please note we have the outlet but not the charging machine currently. The garage also has a ski rack if needed for your trip!

You have access to the entire townhome. You have your own two-car garage and fenced-in entry area from the West. There is free street parking in front of the complex and on the side if needed too.
Heat tends to rise in the townhome so we recommend keeping the thermostat at a lower level.
This townhome is located in a complex of 10 other townhomes. With them being newly built, they are well insulated and noise doesn't travel easily but from time to time you may hear someone in another unit if they are being very loud. The neighbor's decks are also very close so if someone is outside on the deck you may hear them slightly through the patio door. Again, it is still very well insulated and very quiet just making sure you're aware this is a new complex.
HOUSE RULES -
1) LOCALS MUST MESSAGE US BEFORE BOOKING. NO EXCEPTIONS.
2) Occupancy limits: We do not allow more than 5 guests in or on the property at any time, this is a hard rule the violation of which will result in the removal of all guests from the property immediately without a refund. You may be charged for any guest who arrives with you at the extra guest rate on our listing regardless of whether their stay is overnight, so please let us know if you will be having any other guests so we can send an alteration request or request for an additional guest fee. Just because it can sleep 5 doesn’t mean that all 5 are included in the base rate. There may be extra guest fees after X # of guests and they will be required to be added officially
3) This is a self-check-in property: You certify that you are willing and able to follow the instructions that are being provided by VRBO through the house manual or check-in guide. You are aware that we have outside security cameras to monitor guest count and also for the safety and protection of our property. You can find our house manual and check-in guide here on the VRBO platform on our listing. You also agree that you will not contact your VRBO host BEFORE reading the house manual and the entire listing.
4) Fees: There is a $200 per day fee for every day of your booking if it is found that you have been smoking on the property. There is a $50 LATE CHECKOUT FEE if you are there longer than you have been authorized. You further agree to compensate the host/co-host in full for any financial loss that is suffered as a result of breaking the rules set forth.
5) Retaliation Clause: You agree that you are booking in goodwill with your host/co-host and that you will not attempt to damage your hosts business because you are unhappy with a ruling by VRBO or host in the event that you experience anything that you perceive is dissatisfying during your stay or if a resolution is not decided in your favor. You also agree to cover all legal fees in the event that a court proceeding is needed.
6) Quiet Hours are from 10 PM-8 AM.
7) By Booking a reservation you are hereby waiving all rights to pursue legal action against the owner or host for any injury or harm occurring during your stay, You understand and agree to accept liability in full.
8) You agree to clean up after yourselves and that our cleaning fee is not for heavy cleaning. You need to do your own dishes after use.
9) PET RULES - We allow (2) dogs! NO Cats allowed. You must agree to: $25/night per pet fee, added to the booking total (Please inquire about the pet fees for longer stays). Please also agree to a Zero impact pet policy (meaning there will be no sign a pet was onsite upon departure, you don’t allow pets in furniture or on rugs, and the housekeeper has no extra work as a result of a pet being there). You accept full liability for your pets. Please keep the pets out of the bedrooms.

10) We don’t allow mail delivery as this unit has no mailbox. Please use Amazon locker or equivalent. Please speak with the host first if you need to send mail.

The host retains the right to charge for lost dates you have removed with an alteration of at least a partial amount to the discretion of the host.

One thing to know is that the 2 downstairs bedrooms have independent heating per room each with a heater rated for rooms much larger than they are. These rooms get hottt if if you want but will be colder on check in to save electricity so turn on the heaters when you arrive to your preferred temperature.
We are dog friendly but please refer to our house rules about pets.
We do not provide wood or lighters/matches for the fire pit but we do have teloscopic smore/hot dog pokers!! Buy some wood and matches if you wanna roast!
The Wifi and Modem is located in the south west starry night room and the second mesh router is in the living room. If you need to reset please unplug the modem only ( mounted on the wall ) then wait for 2 minutes before plugging back in ( this shouldnt be needed we have never had an issue. )
We also have a back yard gated and locked parking spot available if you want to lock up and leave for a few days. The key to the lock is in the check in instructions.
Guest access
This area is also known as “Brewery Row”.
You are very close to the freeway and you can definitely hear it but when you’re inside the house it’s not obnoxious. It’s just a nice buzz. You can walk about three parcels to the south and you are at a very popular brewery called level crossing or if you walk north about two blocks you reach more brewery options and we are super close to the Commonwealth concert room where concerts are held.

We do have a security camera in the front and the back of the property monitoring the outside of the property only and it records audio and video
Garbage day: The city comes and picks up the garbage cans at the front of the house at the curb on Mondays. If you happen to be coming over a Sunday/Monday/Tuesday timeframe would you please roll the garbage cans out to the curb on Sunday evening in anticipation for the pick up on Monday? And then bring them back in Monday afternoon or Tuesday? Our housekeeper also knows the day and she does it when she has a turnover that overlaps these dates
Utah is a high desert climate and as such there are house ants, occasional harmless spiders, or Box Elder bugs that are usually seen more during seasonal changes such as going from winter to spring or vice versa. As responsible hosts, we have agreed to a pest control contract with Uintah Pest Control to service all our properties. Sightings are rare, but are possible. An occasional sighting is not considered a reflection of the cleanliness of the property.

You have access to the entire upper main level of the house, driveway, and two-car garage.
This is a non-shared space listing meeting in that you get an entire area and you do not share any areas with anybody else with the exception of the backyard.
There is a mother-in-law basement apartment which is accessible from the side of the house near the backyard and the basement mother-in-law apartment will be rented separately while you are there but there is no common area shared space inside the house. You may from time to time see guests walk down the driveway to enter the mother-in-law or use the shared backyard!
Please be aware that we do have quiet hours between the hours of 10 PM and 8 AM because the mother-in-law basement apartment guests and you will need to be respectful of one another. Although this house is remodeled and insulated, you may from time to time hear some noises travel through the floors and walls (similar to a hotel). Your host is here to help with any noise issues from the other unit you may encounter. We do not allow parties and we do not allow any additional guests who are not part of your actual reservation.
There is a locked cleaning closet in the garage so at times when the cleaner is cleaning the mother-in-law's unit, they will access the garage. Please be aware that the cleaner will always close the garage and lock it up after finishing the cleaning.
HOUSE RULES -
1) LOCALS MUST MESSAGE US BEFORE BOOKING. NO EXCEPTIONS.
2) Occupancy limits: We do not allow more than 6 guests in or on the property at any time, this is a hard rule the violation of which will result in the removal of all guests from the property immediately without a refund. You may be charged for any guest who arrives with you at the extra guest rate on our listing regardless their stay is overnight, so please let us know if you will be having any other guests so we can send an alteration request or request for an additional guest fee. Just because it can sleep 6 doesn’t mean that all 6 are included in the base rate. There may be extra guest fees after X # of guests and they will be required to be added officially
3) This is a self-check-in property: You certify that you are willing and able to follow the instructions that are being provided by VRBO through the house manual or check-in guide. You are aware that we have outside security cameras to monitor guest count and also for the safety and protection of our property. You can find our house manual and check-in guide here on the VRBO platform on our listing. You also agree that you will not contact your VRBO host BEFORE reading the house manual and the entire listing.
4) Fees: There is a $200 per day fee for every day of your booking if it is found that you have been smoking on the property. There is a $50 LATE CHECKOUT FEE if you are there longer than you have been authorized. You further agree to compensate the host/co-host in full for any financial loss that is suffered as a result of breaking the rules set forth.
5) Retaliation Clause: You agree that you are booking in goodwill with your host/co-host and that you will not attempt to damage your hosts business because you are unhappy with a ruling by VRBO or the host in the event that you experience anything that you perceive is dissatisfying during your stay or if a resolution is not decided in your favor. You also agree to cover all legal fees in the event that a court proceeding is needed.
6) Quiet Hours are from 10 PM-8 AM.
7) By Booking a reservation you are hereby waiving all rights to pursue legal action against the owner or host for any injury or harm occurring during your stay, You understand and agree to accept liability in full.
8) You agree to clean up after yourselves and that our cleaning fee is not for heavy cleaning. You need to do your own dishes after use.
9) PET RULES - We allow (2) pets! You must agree to: $25/night per pet fee, added to the booking total (Please inquire about the pet fees for extended stays). Please also agree to a Zero impact pet policy (meaning there will be no sign a pet was onsite upon departure, you don’t allow pets in furniture or on rugs, and the housekeeper has no extra work as a result of a pet being there). You accept full liability for your pets. Please keep the pets out of the bedrooms.

10) We don’t allow mail delivery as this unit has no mailbox. Please use Amazon locker or equivalent. Please speak with the host first if you need to send mail.
11) Alterations/Changes: Once you have confirmed your booking, any modifications to the dates or guest count may be treated as a cancellation and therefore be subject to the cancellation policy. The host retains the right to charge for lost dates you have removed with an alteration of at least a partial amount to the discretion of the host.
12)There is a $50 LATE CHECKOUT/EARLY ARRIVAL FEE if you are at the property without proper authorization from the host. You further agree to compensate the host/co-host in full for any financial loss that is suffered as a result of breaking the rules set forth.
These rules may seem intense, but we are very easygoing when our lovely guests follow the rules and 99% of them do.
