Breakfast was great. The room was clean and the facilities felt safe. I waited 30+ minutes to be checked in because no one was on the premises to do so and no one was answering the phone or text. I confirmed my reservation with the B and B several days in advance via phone and received no instructions regarding check-in. I found out later that I should have received an email/text with check-in instructions, but never did. Make sure you do. The room had a bed, a desk table and chair. No thermostat. There was a ceiling fan with a remote that didn't work, so no way to adjust temperature or turn the light off after you were in bed. I was just there one night and it got the job done, but won't return.

Cool space with a personalized touch
Modern B&B is a cool space with a personalized touch and a fantastic breakfast -- and the price is very reasonable. We were in town to move our daughter into college and had arranged ahead of time to have a few items shipped to the B&B while we were there. When one package arrived two days after we had checked out, Lisa, the proprietor, very kindly brought the package to my daughter at college. Talk about going above and beyond! (Also, the space is very cool and funky and we enjoyed our conversations with the proprietors, staff and other guests.)

Bed so comfy we missed breakfast (LOL)
The accommodations are comfortable and we felt safe the whole time there. Neat B&B! Unfortunately, we were wiped out and the BED was sooo comfy that we missed the BREAKFAST part of our B&B. However, I heard that the chef is amazing. So we will DEFINITELY book to stay here again soon!!

We love Modern B&B!
It was the coolest building! I loved the modern aesthetic! The room was basic and nice—super comfy bed! I loved the natural lighting everywhere! The host, Lisa, was very kind and welcoming! Her niece also was there and super nice and helpful. Roxanne made the most amazing omelet for me and scrambled eggs for my daughter in the morning, and also had two bowls of her homemade granola on the table, which was fabulous with the Greek yogurt and cut fruit! The eating area was a fun and friendly vibe, and the table was set beautifully! Great coffee too! The room smelled of cinnamon and good breakfast smells, and it was fun sitting with other people! We had an amazing time, and the area was fun! We would for sure come again!
The only suggestion I’d make would be to put room numbers on the doors, because there are a few staircases and I feel so bad, but last night I thought I was unlocking my door, but it was someone else’s—sorry to that person! Our stay was perfect and a lot of fun, comfortable, clean, and awesome!!!

We had a very comfortable stay at this B&B! It consists of 18 different apartments in 5 buildings, so it has all the amenities of home, some of them communal, including living room, kitchen, and washer/dryer. They provide a wonderful breakfast in the main dining room from 7-10 AM. The property manager and other staff were all very kind, helpful, and accessible. This is right near Rice Village, which has wonderful restaurants, and it's very close to a Target and large grocery store. The free Menil Collection is only a 3-minute drive-- this museum in a beautiful residential neighborhood has a stunning collection of art from all over the world, from ancient times to today, including many Magrittes and other surrealist works of the mid-20th century. Don't miss it! Modern B&B will be our first choice for future visits to Houston.

My stay at the Modern B&B was great as always. The breakfasts are super, especially the omelets. The room was clean. The service was excellent and friendly. This is a comfortable B&B not a 5 star hotel. It has a home feel and look.
