The room was spacious, and the hot spring was wonderfully uncrowded and relaxing. Everything was very clean. There's free ice cream in the lobby, which was a nice treat after a hot spring soak!
The hotel is conveniently located near tourist attractions, and it's about a ten-minute walk from Kintetsu Nara Station. The service was excellent, and there's free coffee and tea bags available in the lobby.
The only downside was that the room wasn't very warm. In winter, cold air seeped in near the windows, and even with the air conditioning set to 30 degrees, it still felt a bit chilly.
Pros: The location is quite good, and I liked the free laundry facilities. The accommodation itself was also unique (two stories), which was nice.
Cons: The Wi-Fi isn't very good.
The hotel boasts an excellent location, conveniently close to Nara Kintetsu Station and surrounded by numerous restaurants offering a diverse range of food options. It's also very near Nara Park, where you can easily spot the deer with just a short walk. The hotel staff were very friendly and helpful, and the meals served were also of good quality. A minor point for improvement would be the hallway carpets, which could use more frequent cleaning. The onsen (hot spring) facilities were also excellent and very clean. However, the mineral concentration of the hot spring water felt a bit low!
I had a very satisfying stay. The accommodation is two stories. On the first floor, there's a kitchen and living room, one double bedroom, a toilet, and a shower room. The second floor has three beds, a toilet, a shower room, and even a small kitchenette. The space is very generous. Both floors have heating, which made our winter stay very comfortable. There's a car park just a 30-second walk away, and it costs 700 yen for an overnight stay. You can reach Nara Kintetsu Station just by walking out of the alley. The location is super convenient, and you can walk to 7-11 and Lawson. The kitchen is fully equipped, and it even has a gas stove.
Hotel location is a bit far from the subway station, if you drag the suitcase, it is more difficult, there is a slope. I lived in the 303 with an open-air hot spring room. The room environment was quite good, but there was a wooden ceiling above the hot spring pool, but there was often a bird's eye view to stay. If you shit, you just fell into the hot spring... I saw that there was feces in the bathtub. In the end, there was no hot spring. But the waiter service is very thoughtful, this gives full marks. Every table can also order songs when eating, this has a surprise.

There was a parking lot where guests could park for free.
The location was also great, as it was only about a 15-minute walk to Todaiji Temple.
We booked a room with dinner and breakfast included, and both were delicious and very satisfying (;;)
They provided petit cakes in the evening, which we enjoyed eating while doodling in our memory notebook!
They even have a hot spring!
The inside of the hotel was very clean, and everything was great, so we were very satisfied!
If I come to Nara again, I'd love to stay here!
This is a private villa-style accommodation in a traditional Japanese house. Guests can use the latest bathroom facilities, and at night, they can sleep on traditional Japanese futons in a tatami-floored Japanese-style room. Nice and chill reception. Really feels cozy and informal. Room was clean and simple, tatami mat floor and futon, very comfortable. The warming blanket was amazing! Toilet was super clean, which was such a relief. Very quiet neighbourhood. Close to buss tops and a giant bookshop/starbucks.
The hotel is conveniently located near the station in a quiet area. You can walk to Nara Park and the nearest sights. The room had a teapot, tea, plastic glasses (which is uncomfortable), a fan, a lingerie dryer, bathrooms, lots of towels. But on the layer floor where the bed is very dusty. All the windows and curtains are in dust. Appended a photo.

GGuest UserFirst of all, the service staff is warm and thoughtful, and the attitude is amiable! Tell the precautions, the hotel is clean and hygienic, and the quilt is covered by yourself. The bathroom in the bath is particularly clean. Every guest is very conscious. Try to control yourself and not disturb others. It is really great!

This stay completely refreshed my perception of business hotels! From the moment I stepped into the lobby, I was impressed by the hotel's modern and simple style and the warm and thoughtful service of the staff. The front desk lady smiled kindly and reminded me of the surrounding traffic routes when checking in. The details were perfect!
The room was even more surprising! The room was spacious and bright, the floor-to-ceiling windows had a wide view, and the softness of the bedding was comparable to the Simmons mattress at home. The service was really heartwarming.

Good things first. Very clean and amazing planning of the place. I loved the garden. Also, nice to have a well water spot with coffee and tea. You can leave your luggage at the counter and go walking till checking-in. I got 110 small dorm. Bedding was great. Each bed had a rest area for work.
Bad things. I was given bed #1, which is near the door. At around 6AM two tenants from upstairs started going in and out non-stop. Hence, I had 0 sleep after 6 AM. Check-out is at 10:00, meaning I lost at least 2-3 hours of sleep. The door is very loud and the wall shook next to my bed. I don’t even mention that sound was also loud upstairs. The owners could oil the door parts and, for example, plan upstairs area better to reduce the noise.
So, if you plan to come late and have good sleep this place and its dormitories is unlikely for you.

As others said, there were deer outside the door in the morning, and the guy at the front desk spoke very good English.
As for parking service, you can rent it from the grocery store opposite
GGuest UserThis was one of my favorit stays in Japan , this place had gread value for money. Location was great close to shopping street pond and park. There was space to eat food and they provides all usual free stuff. Access through codes ,loved not having to carry any cards keys etc.
HHansCoffee04Overall, I was quite satisfied, meeting my expectations. The price was relatively reasonable, and the value for money was good.
The facilities were complete, with a bathroom and shared washing machine within the B&B. Although there was only one bathroom, I didn't have to worry about long waits. There was also a kitchen available, and the overall cleanliness was excellent. The nearest bus stop is 300 meters away, so transportation and the surrounding area are acceptable. The owner is Chinese and speaks Mandarin without any issues.
Room 201 was quite small, practically covered entirely with mattresses, and only accommodated a 28-inch suitcase, though the owner had explained in advance.
Note that there are few people nearby, and most of them are elderly, so please keep your voice down both on the way and in the room.
MMin TeckAn absolute 10/10 stay in Nara City! Yamatonoyado KITAKYOBATE is a beautiful, 2-story property that is kept incredibly clean. The layout is perfect for families or groups, giving everyone plenty of room to relax. I was blown away by the number of amenities provided right in the room—they have thought of absolutely everything to make your stay comfortable. The location in kitakyobate-cho is peaceful yet convenient. Checking in was seamless, and the overall experience was flawless. Will definitely book this place again on my next trip to Japan!
GGabby1109Located in a quiet quaint neighborhood. It was storming so I didn't get an opponent to enjoy the river and it's surrounding which the accommodation was just next to. But the spacious room came as a joy but unfortunately the beddings were not comfortable. Could feel the bed springs and the pillow overly soft. Wished that they provided tatami beddings instead.
Check in details were not provided via booking on trip.com but thankfully could easily contact the owner via WhatsApp. Overall still a great experience.
DDuhuiThe quilt in the room is OK, the 6-person room is uncomfortable if someone snores, the bed is not closed and the domestic dormitory is very similar. Then there is a washing machine 220 yen once, there is no dryer, there is a toilet, you have to wear the hotel shoes in and out, the shoes are really not good, and then the towels and toothbrushes must be bought separately. There is a kettle, the refrigerator can eat and cook something, and there is a locker to order in advance.
DDiver_LynetteWe love the special Japanese style rooms. The garden is big. But this property is a bit too cold in winter time. Owner locked one aircon in the room. Only left one aircon on, which is not enough during night time. We were suffering all the nights and early morning.
I suggest owner to provide at least one mirror at the property, we couldn’t find any mirror for make-up.
