Environment: The facilities are very new, and the bedding is good too.
Service: The front desk service is excellent, with staff on duty at night, which is convenient for check-in and check-out.
Location: Convenient, with many dining options nearby.
Transportation: It's located in George Town, a bit far from the Old Town on foot (but fine if you like walking). You can take the bus, but you have to wait 😓. Ride-sharing apps like Grab are convenient.
Security: There's security, and the elevator requires a key card, so it's quite safe.
Hygiene: For an apartment hotel, it's exceptionally good. Free daily cleaning is offered, but you need to inform the front desk.
Swimming Pool: Very good, many families with children were playing there.
'Office hotel'. Spacious space. Natural light. Got water dispenser on the outside corridor on certain levels. Clean and neat. Restaurant Nasi Kandar nearby. Most important thing is there's free parking. No hassle to think about overnight parking charge. But you need to get the parking card before the office close, and before you enter the parking floor.
It was a last minute booking and we also had to extend our stay. The front desk staff was very helpful and accommodating. She deserves 5 stars.
Absolutely LOVE the location. (but beware, the Grab's GPS hasn't been entirely up-to-date so the drivers have struggled to find the place)
Excellent Location, not too far from Tanjung Bungah & Batu Feringgi or from Pulau Tikus & Georgetown. Love that both bedrooms and master bath faces the ocean. Bathing with the sound of the ocean (wow). Place was well maintained and clean. Sea facing view from the living room sofa is absolutely great.
A tip for those who love to have breakfast by the sea, Oceano Symphony has the vibe, great food and view to satisfy all. Just walk abt 700m from the beach (tanjong point has a back door access to the beach). Or go in the evening for dinner, its low tide then. For breakfast hour, make sure you start walking before 8am for breakfast or the tide will cut you off the beach access after 9am. Price is a bit on the higher side but its a holiday... And you are paying for the view and good food. Otherwise, drive over to Biru-biru cafe located in Lost Paradise resort, Tanjong Bungah area.
Basic but all you need for a short stay! Great wifi and aircon, and such a convenient location. Can be a little noisy as there are common areas right outside the room.
The villa's ambiance and decor are quite nice, with a refrigerator and microwave. It's a 10-minute walk to the beach, but the soundproofing is poor. I didn't get a good night's rest after two days. We stayed in the master bedroom on the second floor, which has a bathroom. The other rooms had music playing outside on the first day, and the children were playing and making noise on the second day. It seemed like the door couldn't be locked, and I wasn't sure if it was locked, as it could be opened directly from the inside.
This accommodation is perfect for families and very convenient for independent travelers. It's configured as a one-bedroom apartment with a kitchen and a bathroom, which is a huge plus for those not used to the local cuisine, allowing you to easily prepare your own meals – cooking noodles or hotpot, for instance, would be excellent. The property also boasts a swimming pool and offers lovely sea views from the window. However, there are a couple of drawbacks: the windows aren't very soundproof, and the curtains aren't blackout, which makes it hard to sleep in. Despite these minor issues, it's a great choice for independent travelers.
This was my first solo trip abroad, so I'm leaving a review of the accommodation for other travelers. The guesthouse environment is great, and as for our family room, it was very spacious with no obvious cleanliness issues that I could see. The front desk staff could communicate simply in Mandarin without any problems. Overall, their hospitality made us feel comfortable; it was that Southeast Asian friendliness. The location is excellent, within a 10-minute walk, there are several tea houses and Chinese restaurants to choose from. It's also just a 10-minute walk to Toh Soon Cafe, but unfortunately, I didn't get to try Teochew Chendul. The owner recommended the congee shop across the street, which was very authentic. The surrounding area allows you to explore various old town shops, including general stores, gold shops, and traditional medicine stores. It's not far from the Penang Street Art (Mural Street), and George Town is full of street art everywhere. If you're not in a hurry, you can easily walk to many of the famous spots.

GGuest UserCertainly! Below is a **detailed, balanced, and constructive review template** for **Hangoutspacez Queensbay** (or a similar budget/co-living space in Penang). Since this isn’t a widely documented property, I’ll structure it generically so you can adapt it based on your actual experience.
---
### **Hangoutspacez Queensbay – Honest Review**
**Location: ★★★★☆** (4/5)
- **Pros:** Close to Queensbay Mall (5–10 min walk), easy access to restaurants, supermarkets, and public transport. Convenient for business travelers (Bayan Lepas tech zone) or tourists exploring Penang’s south.
- **Cons:** Not in the heart of tourist spots like George Town (requires Grab/taxi).
**Cleanliness: ★★★☆☆** (3.5/5)
- **Pros:** Daily cleaning for common areas; linens provided are fresh.
- **Cons:** Occasional maintenance issues (e.g., slow drain in showers, worn-out furniture). Budget vibe—don’t expect luxury.
**Facilities: ★★★☆☆** (3/5)
- **Pros:** Free WiFi (decent speed), communal kitchen, and lounge area. Good for solo travelers or digital nomads.
- **Cons:** No gym/pool; shared bathrooms can get crowded during peak hours.
**Staff & Service: ★★★★☆** (4/5)
- Friendly and helpful for local tips, but limited 24/7 front desk support.
**Value for Money: ★★★★☆** (4/5)
- Affordable for Penang (around RM50–100/night for dorms). Ideal for short stays, but may lack long-term comforts.
**Room for Improvement:**
1. **Better Soundproofing** – Noise from common areas can be heard in private rooms.
2. **More Power Outlets** – Limited charging points in dorms.
3. **Clearer House Rules** – E.g., quiet hours or kitchen cleanup policies.
**Verdict:**
A **no-frills, social budget stay** best suited for backpackers, solo travelers, or those attending nearby events. Manage expectations—it’s functional but not luxurious.

### **How to Use This Review Constructively:**
- **If You’re a Traveler:** Compare with alternatives (e.g., Tune Hotel, capsule hostels). Prioritize location vs. price.
- **If You’re the Property Owner:** Address cleanliness/maintenance, add clear signage for rules and maybe create any accessible lockers available to utilize the space in the efficient manner.

We had very pleasant stay ☺️
CClayNorthNot my first time staying at The Frame Guesthouse, and I think I will make a tradition out of it each time I visit Penang. Location is ideal as it’s close to the street art, street food, jetties and more. Staff are all super friendly and very helpful. As a solo backpacker I also found it very convenient and met a lot of cool people. I would happily recommend them to anyone coming to Penang!
TTrex clubThe hotel is located in the core low end of Penang. There are supermarkets, restaurants and bus stations at the door. It is very close to attractions. The dormitory beds are clean and sanitary, and the bathrooms and toilets are cleaned every day.
