Americas Best Value Inn & Suites-Groves/Port Arthur ★★

"Ongoing safety and health hazard—aggressive loose animals, roaches, fighting, and double standards My partner and I completed a 3-night stay in a Kitchen Suite, and it was a hazard from start to finish. Management treats the commercial front desk and dining area like their personal living room, complete with unrestrained resident pets—an issue other reviewers have documented as well. 1. Aggressive Animals & Unsanitary Dining: Unrestrained dogs and a cat roam the lobby and breakfast space freely. On our first morning, a dog growled and barked at us. On the second morning, that same dog ran toward my girlfriend barking while she was alone, terrifying her. The cat jumped onto our table while we were trying to eat and walked around near our plates, leaving the seating covered in pet hair. It made us sick to our stomachs, and we could barely eat. 2. Pests & Food Area Hygiene: While using the waffle maker on our final morning, we spotted a baby roach crawling right on the food area cabinet. 3. Hypocritical Rules & Singled Out: We paid extra for a suite with a kitchen, but staff strictly forbade us from taking breakfast back to our room to eat away from the animals. Yet, we personally watched other guests carry their food back to their rooms without a word from staff. 4. Noise, Safety & Privacy Concerns: During our stay, people were loudly arguing and fighting right outside our door, which startled and frightened us. Furthermore, when the room door is opened even slightly with the latch lock engaged, anyone passing by in the walkway can see directly into the bed, making the room feel completely insecure. 5. Severe Room Maintenance Defects: The suite was poorly maintained. The floor, walls, and headboard felt slick with an oily/greasy residue. The refrigerator sat wobbly on leftover styrofoam packaging. The window setup was also broken—the curtains didn't cover the window fully (we had to hang our own blanket over the gap for privacy), and one curtain panel was draped directly over the AC unit until we stuffed it into the window sill. This property has a documented history of unrestrained animal incidents and pest control issues. Avoid at all costs."
