"Il Panciolle is a 2-star hotel, with also a restaurant, located in an excellent position, very close to Spoleto's Cathedral square. The room we were given for our 2-night staying, Mimosa, was unexpectedly large for such hotel category, but unfortunately the positive remarks for Il Panciolle end here: the level of cleanliness of the room was rather poor, with large humidity spots on the ceiling, with pieces of painting falling on the floor, the main light in the room broke and was not fixed notwithstanding we promptly reported it. Moreover the room was not cleaned on our second day, although it must be said that, because of such shortcoming, the hotel offered a 12.5% discount at check out. Breakfast was basic but served on a very nice terrace overlooking the hills around Spoleto. All in all, our staying was not satisfactory and would not recommend it."

"I stayed at this farmhouse with my 10-year-old daughter. The property is impeccably managed; from arrival to departure, we were thoroughly pampered. The owners' helpfulness is rare these days, but everything here is perfect, and they make you feel right at home. The farmhouse is surrounded by greenery and relaxation, with a beautiful view. The room is welcoming, super clean, and smells great. The pools are impeccably maintained, with lounge chairs and umbrellas available. The food is authentic, locally sourced, and doesn't get bogged down with complex preparations, but instead rediscovers the simplest of good things. From breakfast to dinner, we were incredibly happy and satisfied. Furthermore, sports are free, so in addition to relaxing, you can play paddle tennis, shoot some basketball, or play beach volleyball. For the kids, a big plus is that they also have a farm where they can spend time with the animals. It was a magnificent experience; we promised ourselves we'd return, and we can't wait to do so. Thank you to the owners for their entire organization and for maintaining this place as a home-from-home experience."

The comfortable location to reach the station and the centre of Spoleto for a walk and to go to dining in one of the many locals present. The lady of the reception welcomed us with a smile and also advised us a great restaurant where we had a very good dinner; the triple room with single beds was comfortable, clean and also enjoyed a beautiful view. "Front desk staff friendly, but experience went down from there. Tiny room smelled musty, bathroom smelled worse. Fridge was left dirty. Shower too small and I’m a petite person. Sink had no counter space. Breakfast was very poor with canned fruit, coffee from a machine, mostly sugary starches. To go down hallways when dark, u have to find the wall light switches. Even then, lights don’t stay on long. I had to use my phone flashlight to find my room. "

"In July 2024 our family of two adults and two teenagers stayed for two nights at Valle Rosa. We enjoyed every moment staying at this picturesque place. The hotel is situated in such a nice place with stunning views of hills and valleys and Spoleto's old castle. Take a dip in the chilly pool, a run on the steep hills, and relax on the beautiful countryside. Btw: The owner has put so much effort into details when restoring and decorating the place. It's such a pleasure."

"It used to be an Italian villa. Should I say more? Wind your way through the extremely tight streets to park your car outside the wall. Walk through the archway and you step into the courtyard which is absolutely gorgeous, with perfectly trimmed hedges, and a view of the castle and beautiful church in the distance. The lady at the front desk is perfectly nice. Showed us to our room which is quaint, spacious enough, and smelled very nice. Old world Italian feel. Nice Wi-Fi, nice shower. Breakfast in the morning was nice and if weather permits you can have it in the courtyard. 5 minute walk to Ponte delle Torri. 3 minute walk to Piazza Campello and the Spoleto link with the people movers and elevators that easily take you up and down the city. Excellent"

"Booked without knowing the structure, but attracted by the advantageous price and the particular photos. Very kind and helpful staff. The room was clean and towels were changed daily. In the room there is both air conditioning and the possibility of using a ceiling fan. Comfortable bed.. Unfortunately the restaurant is closed during this period, but I had excellent advice from the staff. Breakfast in the restaurant area is rich in sweets, very good and savory.. with a great variety of choice. It is a very pleasant hotel, the designs and colors are very beautiful. "We booked 4 nights at the end of a 10 days in Umbria. The other two places where we stayed were excellent and we hoped the Borgo would also be a good choice. Sadly, it didn't live up to expectations. Despite the emphasis on it being a "home from home", the owners - who were only in evidence our first day - didn't seem to be "hands on" and their staff [with the exception of the ladies at breakfast] appeared to have little interest in looking after guests. This may have been because it was the end of a busy summer but we left feeling distinctly underwhelmed. In addition: 1. Our "superior" room [7-6] which bore no resemblance to any of the website photographs/descriptions. It was small and so dark that we had to turn the lights on in the middle of the day. The double bed was two singles pushed together, there was nowhere to sit and the bathroom needed a complete re-vamp. As the room is close to a busy lane, there was a lot of traffic noise and we could also hear the guests next door and below us. Small touches like providing bottles of water and umbrellas would have been nice and the absence of mosquito netting on the window was surprising. 2. The restaurant. We had dinner on our first and last evenings. On the second occasion, three of the main courses on the a la carte menu were unavailable so the choice was very limited. Service lacked attention to detail - this included being shown to a table for two with only one chair and left to find another one ourselves! We had much better food and service eating out in Spoleto and Montefalco. 3. Outside "events" and how these impact guests. On the Sunday there was a large lunch in the garden close to the swimming pool. Guests were given no warning of this and it was only apparent from the preparations which began during breakfast and continued all morning. Once the party started, the noise and numerous small children coming to play round the pool made it impossible for guests to use the area. When we mentioned this to reception, the response was that they hadn't expected so many people! However, as one of the staff said there are often "events" at weekends, the Borgo needs to think about how these affect guests - particularly as it claims to offer a peaceful and relaxing environment. Based on our recent experience, we are unlikely to stay there again."
