I'm fairly certain this hotel used to be the Daiwa Royal Hotel. I've stayed here many times before, even under its previous name, but this was my first visit since the rebranding. Considering the high price, the amenities provided were quite basic. On a positive note, the complimentary drinks and snacks were a nice touch. The most significant disappointment was the 50-minute wait for breakfast. Had this not been an issue, my stay would have been far more satisfactory. During peak times, such as the busy summer holiday season, I strongly suggest they consider expanding the breakfast area or increasing its capacity. Despite the wait, the breakfast itself was absolutely fantastic. Unfortunately, this lengthy delay significantly impacted our sightseeing plans for the day.

The waiter at the door was warm and thoughtful. Since there was no crosswalk at the door, every time a guest entered or exited, he carefully observed the traffic on the road for the guest, and only let the guest pass after ensuring safety. Japanese service is indeed outstanding. The only drawback is that all meals in the hotel must be reserved. Even if you are willing to wait, you can't eat. All the restaurants nearby are like this, which is a bit unaccustomed. I could only get some food at the convenience store that night😅😅

The hotel is located in a somewhat remote area on a mountain, but they offer a shuttle service. We called the hotel from the visitor center, and a car arrived within minutes. Since we had stayed at another onsen hotel the previous night with luggage storage, we asked the driver if he could take us to collect our luggage before checking into Arima Princess Hotel. He readily agreed. The service was excellent. The hotel has indoor red bath (lighter) and silver bath, but unfortunately, there's no open-air bath. They also took us to the station when we left.

Good price with a nice view. View of the bridge during the day is breathtaking. The new wing’s rooms are a lot nicer. Not much service. No one helps you with luggage when you arrive. And staff don’t look too helpful or happy. The hotel is near outlet and easy drive to Kobe city centre. Breakfast is good with a lot of bread variety. You need to bring your room towel to public bath. For this price I wouldn’t mind staying there again.

The location is fantastic, right in the heart of Kobe's artificial island at Shimin Hiroba (Citizens' Plaza). It's incredibly convenient for the airport, and the hotel even offers a free shuttle to Sannomiya Station, which is excellent – though I only found that out on my last day, unfortunately! The surrounding scenery gives you a real sense of Japan's booming high-growth period. The hotel epitomizes Japanese service style, and the rooms are really spacious, much larger than many other Japanese hotels I've stayed in, with plenty of room for all your luggage. Breakfast was incredibly rich and varied, and the 30th-floor restaurant offers panoramic views of Kobe Port. It's a shame the weather wasn't great during my stay, but I hope to visit Kobe again on a sunny day next time!

Staying 2 night in the hotel , hotel lobby my look abit dated. Rooms are spacious for Japan hotel standard. Hotel provide daily skin care and there is an ice machine on every floor. It also provide shuttle bus in every 15 min to your ne of the station. Shopping mall in 10-15 minutes walking distance we took a taxi from The shopping mall cost 1000yen. Breakfast from the hotel are impressive .

First experience the campervan hotel, which feels very fresh. There is a small platform next to the campervan, facing the sea, which is very healing and soothing for the body and mind. The hotel is newer and has a spacious bath. The staff is very happy to receive and friendly and enthusiastic. The food in the restaurant is delicious. Only there are no washrooms in the camper, which is a bit inconvenient to need to use public health facilities, but the sanitation facilities are very tidy. Also, note that the night camp gate will be locked at 10:00. Overall feeling is good, but if you want to experience camping-form activities, here is not a complete experience.

It was a clean and very comfortable hotel. My family of five stayed in a family-style room. The children loved the bunk beds and the view. The hotel also provided a wide range of services, including a welcome drink, shopping vouchers, and amenities. There were no clocks or televisions in the rooms, and the space was relaxing, in keeping with the hotel's concept. The breakfast was delicious and filling. I would definitely stay here again if I have the opportunity.

A pleasant breeze blew by the sea, the heat was modest, and it was a wonderful trip! The interior design was very cute, there was a welcome drink, and I was able to listen to the record! The only thing I was worried about was that the insects were stuck to the screen door or floating in the pool. I think the problem of insects is inevitable because it is a summer night, but that was a little disappointing. Other than that, it was really great!

AAnonymous User对不是日本人完全不友善的酒店 Not foreigner ( Western & Asian) friendly. We travelled around 70 Roykan in the last 3 years and this is the wrost service we ever had. Japanese get to seat and offered juices when they checked in while we have to stand at the front desk and no juice offered. We asked for the yukata rental (free rental) and the young staff just ignore us twice. We asked for sizes a few times then he just said it’s all here. Then when we picking the only two small sizes he grabbed and give it to the Japanese girl and ignore us or never ask us before he took it as he knows we are looking into those. Very rude. Most of ryokan will bring you to the room or assist to bring luggage or already put in the room for you. This one you do everything yourself after check in. When we get into the hotel room it’s hot as no aircon is on. Then air con is broken so we called reception. With their broken English they insisted I don’t know how to turn on the aircon which I told them the air con is broken, after 15mins on the phone showing me how to on I keep telling them to send the staff up as we are so hot in the room as it’s summer and no window open and no fan was on after moving luggage. They came up and fix the air con for 45mins then told us it’s broken and need to change room. The whole hour we were sweating but no offer of water / drinks or anything and we just stand in the room while they fixing. When they decided the room need to be changed, they asked us to wait downstairs but leave the luggage in the room so we thought they will move luggage to the new room but they did not. Staff see us so hot at lobby didn’t tell us there is free drinking machine that we can get ice juices , they just watch us hot and sweat and not saying a word. When the new room is finished, they gave us the new room key and asked us to move the luggage ourself and return the old key. No help at all and wasted 1.5 hours of our onsen time. No apologies as well. I feel like being treated like a trash. Not enjoyable at all. I paid extra for the sea view room which when they change my room they offered a slightly bigger room but my sea view was mostly blocked (in the pic )which I am not so happy. There is amenities corner at the lobby, at night after the onsen we come back and want to take the lotion as early on it was gone and they didn’t replenish, the female staff have a bad attitude and flip her eyes ask us which room we stayed, we showed her the key and she said the cream is already in the room which her broken English. There is one set in the room but those are small one time pack which we finish after we had the onsen so we want to take another one. She was rude and insist we can’t take. Her attitude was so bad seems like we are stealing. There is an amenities cornor, if you not allowing guest to take please do not have this setup. Food is okay with the buffet. Wagyu beef is nice but they is a normal standard for Japanese onsen buffet nothing too special. Overall, with the price paying compare to other roykan in Japan, this hotel have very bad service to non Japanese. There is also nothing special for this onsen. Probably best to try somewhere else.

GGuest UserOverall, our stay was good, especially the location. The room is a bit old but still well maintained. However, we were not happy with one aspect of the service. A staff member (possibly a manager or senior from the F&B team) was not very professional and came across as quite rude. He physically blocked us from entering the breakfast area without listening to our explanation. We clearly mentioned that our friend was already inside and had a table, and we were just trying to confirm the table number. However, he insisted we go to Level 1 for breakfast and did not allow us to explain further. We had to go back and forth between the lift, trying to contact our friend, which was quite frustrating. Only after we showed him a photo did he finally allow us to enter. What surprised us most was that the restaurant was actually quite empty, with many available tables. We don’t understand why we were told it was full and asked to go elsewhere. We hope the hotel can improve staff communication and professionalism to avoid similar situations in the future.

It was a wonderful walk from the station to the hotel, and we were greeted with the utmost courtesy, explained everything, and shown around. We were shown to our room and given instructions. We booked a traditional room with futons, and the view from the window was simply stunning. The onsen includes two hot springs, a comfortable changing area with massage chairs, a sauna, and a cold plunge pool. They give free passes to seven public baths in the village. There's a shuttle that takes you to various walking spots. The prices are reasonable. The breakfast buffet was wonderful. We were very satisfied and would love to come back!

They handled luggage storage, weighing, and guided us with the airport shuttle baggage recording flawlessly. ❤️❤️ The Kansai Airport shuttle offers direct service (though infrequent). Alternatively, you can take a bus to Sannomiya, which is just one subway stop or a 1600 JPY taxi ride from the hotel. The hotel lobby is on the fourth floor. Take the escalator down on the north side, and you'll be on the second floor of JR Shin-Kobe Station. The first floor hosts express bus stations for Arima Onsen, Mount Rokko, and Tokushima, as well as the city sightseeing buses (the 230-yen elongated bus and the 300-yen retro trolley) which go directly to Kobe Port Tower, IOIO, and vintage trend stores. On the west side, the elevator on the first floor leads to Nunobiki Herb Gardens and Kitano Ijinkan. B3 has a large supermarket, a 100-yen shop, and the Shin-Kobe subway station. Even though the hotel shows its age, it's well-maintained. I stayed on the 23rd floor this time, and the room was spacious. 😓 During Typhoon Rosing (6.2), the hotel creaked all night, which was a bit scary. 😂 Breakfast on the fourth floor is a rich buffet with many Kobe-exclusive delicacies, and it's absolutely delicious. You can also opt for a Japanese set meal on the fifth floor.
