About a 10-minute walk to Don Quijote.
It is a new building built in 2018, so it is clean and fully equipped with heating and cooling air conditioners, washing machines, hot plates, and cooking utensils.
2 liters of bottled water is provided for free and laundry detergent is also provided. There are no shower towels, so bring your own.
It's a pity that check-out is at 10 o'clock rather than 11 o'clock.
Most of the nearby restaurants open at 11 o'clock, so you have to spend an hour outside to eat at a nearby restaurant and then go to the airport. It would be nice if check-out was changed to 11 o'clock.
Other than that, there are no other drawbacks.
There is only a 110v outlet so you need a conversion adapter.

|2.55km from city centerMy first time at this hotel, I know it’s dated so I kept my expectations in check. It was the location and price that caught my eye. And wow, I was surprised by how well maintained it was.
Yes, overall outlook was from the previous generation, but it was neat and clean. Room was definitely more spacious compared to some standard ones in Japan. The hotel aged well, chipped paint was not affecting my stay at all.
They provided iced water in a thermo and it kept well into the next day. The bathroom looked newly renovated. One day I didn’t need cleaning service and they hung clean towels in a bag by my door. Breakfast was a nice start to my day. I would return here next time if my trip needs a base around this area.

If you are not tired, you can walk there. The office building where the hotel is located is very tall and grand. The price is not expensive, and it is cost-effective. However, there are the following problems:
1. The overall environment is very noisy. The hotel lobby is located on the 17th floor, like a big inn, full of guests waiting to check in and check out with luggage. The reception staff and arrangements are insufficient, and the experience is extremely poor.
2. Many waiters and drivers are of Indian descent. Compared with other Japanese hotels I stayed in, they have poor service awareness, stiff movements, and no intimacy.
3. The breakfast environment is good, but the food is very poor. The bread and pastries are extremely cheap factory goods. There are a lot of people eating, and the experience is very poor.
4. The hotel hygiene is average, and I didn't dare to go to the public bathroom.

The amenities were provided near the lift entrance, and you could take as needed. They also provided skin care, such as face oil cleaner, face wash, face lotion, and face cream. Amazing!
The cleanliness was a top-notch. The room was pretty small. It was a short walk from Yodoyabashi station.

|3.83km from city centerI decided to go to Osaka for a few days at zero o'clock this time. I couldn't book a hotel or B&B near Tennoji. I saw the reviews online and this one was good. It was newly renovated, so I chose it. I took the JR from Kansai Airport to Tennoji, then transferred to the JR Loop Line subway and took 4 stops to Tamatsukuri Station. It took 7 or 8 minutes to walk from the subway. The surrounding environment of the B&B is very good, quiet and clean. There is a place like a security center at the corner of the street, so it should be very safe, right? You can see the Tamatsukuri Shrine from the window and balcony of the house. 7-11 is 100 meters away. Opposite 7-11 is a medium-sized Life supermarket that is open until 12 o'clock. The supermarket is divided into upper and lower floors. Basic supplies are available. The price is cheaper than the convenience store. For example, drinking water is 89 yen in the supermarket and about 130 in the convenience store. However, this supermarket does not have Alipay and WeChat payment, so I used a credit card. There is a good ramen restaurant Jet600 on the way from the subway station to the B&B, which can only be paid in cash. The B&B has an elevator, which is convenient for carrying luggage. The house is very clean and tidy, and the facilities are relatively complete. As soon as I entered the door, I smelled the fragrance of doTERRA, which made me feel familiar. There is floor heating in the house. I really can't get used to living in a house without floor heating in winter. The network in the house is OK, no problem for ordinary use, but it is a bit laggy when playing games. The only drawback is that the tatami mattress is a bit hard, which is a bit uncomfortable. Also, the quilt cover is the kind of half-cover style, and my son kicked the quilt cover off while sleeping. The location of Tamatsukuri is definitely less convenient than Namba and Tennoji. You need to take the subway to Shinsaibashi and other attractions. To go to Nara and Kyoto, you need to take the subway to Tennoji and then transfer to other trains, but it is still a good choice for tourists familiar with Osaka. In addition, the owner or staff of the homestay will contact you on WeChat in advance. If you have any questions, you can also WeChat him directly, which is quite convenient.

all good except so many dust.
1 flaw that made me almost gave this 2 stars is there were 3 drops of pee on toilet without cleaning when we first enter the toilet. I have to clean it myself with tissue and alcohol, since I need to use it right then and can't wait for room service.
Location is great, room is bigger than others in the same rate. Breakfast is good but not great with 2 Onigiri, miso soup, bread, yogurt.
I might consider to come back again.

Because it's Livemax I felt safe, the room was clean, and it was quiet at night.
Although it's pretty much along the station, the walk from the station to the hotel is quiet and a little dark.
However, I didn't feel unsafe.
I'm very grateful to be able to stay at this price, and it's a hotel I'd like to stay at again.

4) breakfast included (depending on your booking) but same everyday and basic selection, can be packed with people at 7am, and open only until 9am
5) no room service, but towels at your door everyday, just don't change the Yukata, they won't replace
6) fabric spray in the room, the exhaust fan in the shower can run 24h
7) comes with a bathtub if you need to use it
8) no tea bags in room, but there were 2 pairs of slippers, a bar fridge, a kettle, 2 cups, a safe box and a telephone

However, the room is small and there is no place to put your luggage, which is a little inconvenient. You can only put it on the desk or on the bed. It would be helpful if there was a luggage rack. |2.58km from city centerRight dead smack next to Shinsaibachi for the shopping and Dotonburi for delicious food. The hotel is very new and can easily be found by the shrine on the first floor. There is also a lot of construction going on the hotel street so arriving to the hotel can be tricky to navigate especially since it's generally a crowded area.
The facilities is amazing and the TV provides live statuses to the laundry and onsen. The onsen is separated by sex and has an indoor and outdoor one. There is also a small, cold outdoor pool right next to the warm bath.
Overall an easy choice to come back! Glad to have picked this place!

Hopefully we know that Japan is safe because it was a bit scary. Also, it’s very very small, mainly the bathroom. Not sure that large people can even use it. The beds were very hard. But it was clean, with all amenities needed. Good enough for 1 night but a bit expansive regarding the size of the bathroom and the neighborhood.

I believe the staff has made their best effort to clean the carpet. But, that sort of carpet is not easy to clean. The car park is not fully 7x24. You can park the car overnight with 2000Yen per night. However, you can not drive-in or come-out between 23:00 to 08:00 every day.
