"I am writing to formally express my very serious dissatisfaction regarding the condition of my room and the overall standard of service during my stay. To be completely honest, the situation is far below what any reasonable guest would expect from a hotel of this category and price level. There is clearly long-term dust accumulation on the exhaust fan and in multiple corners of the room. This is not a matter of minor housekeeping oversight for a day or two it reflects a prolonged lack of proper maintenance and cleaning standards. Such conditions are unacceptable for a property that presents itself as a luxury establishment. Even more concerning is the foul, rotten odor coming from the sink water. Every time I brush my teeth or wash my hands, the unpleasant smell is immediately noticeable and deeply disturbing. This raises not only comfort issues, but also serious concerns about hygiene and water safety. At this level of accommodation, guests should never have to question the basic quality of the water provided in their room. I strongly believe this matter requires immediate professional inspection. I chose to stay at your hotel and willingly paid a premium rate because I expected a premium experience including cleanliness, attention to detail, and reliable service. Unfortunately, what I have encountered so far reflects a significant gap between the price charged and the quality delivered. In addition, despite leaving a tip for housekeeping and placing a written note clearly requesting replenishment, my shampoo was not refilled. I was eventually forced to go into the corridor to find another staff member for assistance. Cotton swabs were also not replenished for three consecutive days. These are very basic service expectations that should not require repeated reminders from guests. Taken together, these issues have had a substantial negative impact on my stay and overall impression of the hotel. I find this situation extremely disappointing and frankly inconsistent with the reputation and standards your brand claims to uphold. I would appreciate it if management could review this matter seriously and provide a clear and appropriate resolution."

"Great hotel great location ,stopped here many times ,parking is now better but still costs you $20 day but it is downtown ,heating in room very poor ,had to ask for additional heater .this room also had large windows with a view to the ocean which was great ,but heat loss from windows with a small portable radiator was not sufficient ,but luckily this room had an open fireplace ,so I sublimated the heat by making a nice fire ,may be a good idea for the hotel to offer to sell the logs rather than me going out to a hardware store to buy them"

"Since I went there during the hot season of summer, I didn’t notice that the website didn’t state that the hotel does not have in-room cooling air conditioning. There was a small fan in room 204, and the window could not be turned on for ventilation. I stayed for two nights. When I picked up the room, the hotel staff told me that the hotel had no vacancies and no room could be changed. Even contacting trip.com customer service could not solve the problem of changing hotels. I couldn't have a good rest on the first night. The lady on duty at night was empathetic and told me that the hotel was not fully booked. The hotel staff did not change the room until the next day when the hotel staff notified the manager. There was no western sun and ventilation. The hotel staff highly recommended 👍🏼 which made my trip to Victoria perfect. In summer, hotels without air conditioning are not recommended, and it is also recommended that websites state that there is no air conditioning."

"Nice location and nice staff. It’s clean inside the room but not outside the room where areas with carpet coz it’s old building. Air conditioning doesn’t work to heat the room and no room temperature can be adjusted. Too cold for December & had to call front desk to get extra duvet. The breakfast is very nice"

"I booked a 1 bedroom suite but the main living room doesn’t have an air conditioner so it was pretty stuffy. There was a portable air conditioner in the bedroom which was very noisy. Room is clean but dated. The location is fantastic and service from the staff very good. The hotel is in an amazing location right by the water, 5 min walk to parliament, empress hotel and water. The bus stop to the ferry is also 5 min walk so super convenient. There is a great green restaurant next to the hotel which I highly recommend for lunch or dinner."

"We had a great stay here! The building itself is older, but it’s very obvious that the hotel has been newly renovated. Everything felt clean and fresh , the room was spacious, the furniture looked brand new, and the overall atmosphere was comfortable and welcoming. One of the highlights for our family was the game room, which was perfect for keeping the kids entertained. The amenities were also excellent, and the customer service was outstanding from check-in to check-out. A huge bonus was the free EV charging, which made our trip even more convenient. Overall, we really enjoyed our stay and would definitely love to come back again!"

"We had a pleasant stay at the Arbutus Inn and it was a good base for us to explore Victoria. We chose this hotel because it was affordable and parking was included. The hotel staff were super friendly and helpful throughout our stay. The room was well equipped with air conditioning, mini fridge, microwave, coffee machine, and very good lighting. The beds were comfy and the room was mostly quiet during our stay. The bathroom was good and the provided shampoo, body lotion and bar soap for the shower. They do not provide daily housekeeping here but you can pick up more things or put in requests at the front desk. We feel extra attention should be given to the AC unit, mini fridge and shelving for cleaning. The location for the hotel was good. There is a good diner across the street and some decent restaurants nearby. It is a 20 minute walk to Chinatown and 30 minutes to the inner harbour area which are both worth exploring. There are a couple of bus stops nearby which can get you to other areas of the city too. We drove and felt it was easy to get into and out of this area. National car rentals operates an office here as well if you need to rent a car."

The moment you arrive at the hotel, you feel right at home. It's a small boutique hotel with a European flair. Imagine staying at grandma's house, where everything is taken care of and all you have to do is sit back, relax, and soak up the cozy atmosphere. We stayed on the second floor, and I'd like to point out that this hotel does not have an elevator. This hotel has a recreation room, a small restaurant attached to the main house, an outdoor seating area for breakfast, a small bar, and a gift shop. The staff are very welcoming, friendly, and helpful. We had an excellent stay. The location of the hotel is also important to consider. It is a short walk from downtown Victoria, where the main shopping street is located.

The location is slightly off downtown; if you have a car, it's not a problem. Street parking is fine; you can pay $19 for a night. The flat is huge for two people. The facilities are in good condition. There are two Dyson fans, one in the living room and another in the bedroom. We were here in the summer, but the temperature at night was around 12-14. It's good not to have AC in the room, and the room still feels cool enough with the balcony door and the bottom windows opened in the bedroom and the living room, even without turning on the fans. There are washing machines with a drying function in the room, which are free to use, but you must bring your detergents or buy them at the front desk. I liked the living environment and the fresh air here. As it's off the main road, I enjoyed the silent evening without traffic noise.

The room was spacious, the air conditioning was strong, and the hot water was plentiful with good pressure. I was very satisfied with everything, especially the front desk staff, who deserve a special mention. My only minor complaint is that check-in starts a bit late at 4 PM.

Service was good and the location was excellent, plus the room was spacious. However, the lobby and elevators felt a bit shabby, and the breakfast selection was small with mediocre quality. I wouldn't recommend booking with breakfast; you're better off going to a Starbucks or similar place instead.

Quaint hotel, with a great location.  Staff greeted us as soon as we walked through the door, we were able to check in early and dump our bags and walk into the city centre which is probably 10 minutes away.  Room was very big with 2 huge comfortable beds, no tea or coffee facilities in the room but you could get some from the reception area.  We decided to eat in the pub downstairs which was lovely, it was packed and there was a game on so everyone was very happy

This hotel is in a great location making it easy to explore Beacon Hill, the inner harbour, Government Street and all the other sights of Victoria. Staff were friendly and knowledgeable and the bedrooms were clean and comfortable. Leisure facilities were also of a high standard.

phenomenal experience at this amazing hotel. All the staff were so sweet and amazing. The indian front desk consoled us in the middle of the night at 4am when we thought the hotel was ******* (it wasn’t’t it’s just us). The hotel offered free gummy bears in the lobby, and when we asked for more, they gave us a whole bag!!! (1 kg, selling for 13 bucks on amazon) The gummies are also such good quality they melt right in my mouth when you put them in. The amenities are so chic and high quality i could eat a child. (my friend typed this idk what she meant) The kitchen equipment is also quite well. The staff also helped us scared a ghost away, we slept like a baby the second night after bathing in the tub. no ac was a bunmer tho.🤞🤞😩😩

This was a nightmarish trip, 1st I had asked for a room on the highest floor possible, with a view of the Harbour, I am a photographer and made the trip to Victoria to get some great photos of the inner Harbour. I got a room on tenth floor overlooking the parking lot and side street. The windows were so dirty it was hard to see anything, in my eyes I was ripped off, I am not going to to stay at any Merriott hotels, at the time of my booking it said they had a buffet breakfast and when I arrived they told me there is no buffet breakfast just a restaurant on site, parking was said to be free self parking. I was charged $29.40 / night to self park my truck.

The room is very clean, the equipment is new, the breakfast is American style, but the coffee is good. The soundproofing is a little poor. After all, it is a motel, and there are many people living there. There is no elevator and it is close to the road.
