"This hotel is strictly for overnight stays. The Deluxe room was tiny, barely fitting two people. However, it's budget-friendly and only 5km from the airport, so you can even walk. The hotel is in an inconvenient location at a road junction with no nearby facilities. The soundproofing is poor; you can hear everything, and the air conditioning is noisy. It's really just for sleeping or, well, engaging in other activities, especially given the ambiance. There's even a free porn channel."

MMai Berckmans1. The place is clean. It is fairly new. It works for us. However for folks who wish daily room service, change of towels and tidy of space, maybe you could ask the friendly staff.
2. Decent distance to and from the airport and it is nicely tucked in a residential neighborhood. Unfortunately we didn't walk around.
3 & 4. Staff is extremely friendly and nice. You have your basics. Shampoo, soap, towel, clean sheets/bed, free filtered water from the ground floor, aircon and hot water for shower. If you avail of the breakfast, you get a free mix coffee and 2 nice loyal bread. Word of caution, they don't have lifts. WiFi is the area of improvement as it is slightly slow or disconnects often.
In general, a good choice for the price you pay.

GGuest UserHotel location is perfect. Walking distance to People’s Park (5mins), Bangkerohan (7mins), San Pedro Cathedral and Osmena Park (15mins). Nearby Mercury drug store which opens until 10pm.
24/7 McDo and Greenwich. 5min drive to Roxas Night Market. May jeep na dumadaan sa tapat ng hotel but most of the jeepney drivers don’t know the Gov Duterte St. mas familiar sa kanila ang Ilustre St. then walk towards to hotel which is 2mins lang.
Lunch and dinner buffet is being offered, daming waiting.
Hotel is not recommended para sa maaarte. Luma na ang establishment at mahina ang toilet flush, no bidet. Provided ang pail and dipper.
Mahina din ang aircon but enough to make a room cool temperature.
No hair dryer and hand towel. Only body towel, soap and shampoo/conditioner are their toiletries.

YYkhca_TravelsWe arrived a bit late on our first night and were accommodated poorly. After a long day of travel, we encountered several issues with our room arrangements. I had booked two rooms, expecting them to be close to each other, but that was not the case. As a family travelling together, we requested to have our rooms swapped to be nearer, yet we were only allowed to add an extra bed. This was not ideal, especially since my mom couldn't stay alone in a room meant for 6 to 8 people, which I had already paid for.
When I spoke to the front desk, who I believe was the manager on duty at the time, her tone was unpleasing and lacked empathy for us as guests. It was a disappointing negotiation. We also discussed issues with the internet connection, and she seemed unyielding, suggesting that nothing could be done except to pay for a data plan, for which they would provide a modem.
Having stayed at many hotels and being a hotel manager, I can clearly say that our service was inadequate.

MMs. HayleyFrom the moment we arrived at Dusit Thani Residence Davao, we felt welcomed and well-taken care of. The lobby, though modest in size, exuded a calm charm and the check-in process was smooth. We were greeted warmly by staff who treated us with genuine hospitality — their attentiveness set the tone for our entire stay. Many previous guests also praised the staff’s politeness and readiness to help. 
We stayed in a studio apartment, and it was nothing short of comfortable. The room came with a kitchenette, a coffee/tea maker, minibar, and free WiFi — extremely convenient whether you’re staying briefly or planning a longer stay.  The modern fittings and thoughtful layout made it easy to relax or be productive: there was enough space to move around, and everything was clean and well-kept. Cleanliness, indeed, stood out during our stay — a point frequently echoed by other guests. 
One of the highlights was the leisure amenities. We took full advantage of the outdoor swimming pool — a serene little oasis perfect for a morning dip or evening unwind. The fitness centre, spa, and wellness offerings added to the sense of pampering. For those traveling with kids or family, there’s even a kids’ pool and a family-friendly vibe. 
Breakfast and dining at the hotel also deserve special mention. The buffet breakfast was generous and satisfying — a great way to start a busy day in Davao. For lunch or dinner, the on-site restaurant served a mix of Thai, Asian, international, and European dishes, giving a variety that could cater to different tastes and dietary preferences.  The presence of a café and even a pastry/deli option made it easy to grab a light meal or snack without leaving the property. 
Location is another strong suit for Dusit Thani Residence. It’s conveniently located near the airport, which is a big plus if you have early flights or late arrivals.  At the same time, it’s still close enough to city amenities, shopping, and other attractions — offering both convenience and comfort. Many guests appreciated this balance of accessibility and tranquility. 
That said, no stay is perfect, and a few aspects could be improved. Some guests mentioned that certain rooms felt a bit cramped or that balcony areas were under-utilized due to cleanliness concerns.  There were occasional gripes about maintenance — for example, shower drains draining slowly or small furniture quirks — and a few found the elevator access between towers a bit awkward, especially if coming from parking.  A minority even felt the place fell short of 5-star expectations in certain respects. 
Still, for us, these were minor blemishes compared to the overall positive experience. What stood out was how the hotel blends comfort, convenience, and courteous service with enough extras to feel like more than just a “place to sleep.” The pool, spa, and kitchen-equipped rooms make it a strong choice for families, couples, business travellers — essentially anyone who values a balance of luxury and practicality.
In conclusion: if you’re looking for a stay in Davao that offers more than just four walls — a place that feels both refined and welcoming — Dusit Thani Residence Davao delivers. Its attentive staff, well-appointed rooms, great amenities, and strategic location combine into a memorable experience. GGuest UserAs a couple we chose to stay at grand regal hotel davao from dec. 31, 25 to jan. 2, 26. We did not enjoy as we expect. The room service for food they served it cold, we call on the telephone for several time to carry out our order then they served it an hour and the food was cold. The breakfast buffet are all cold besides we go down to eat at exact time 6:30am. The amenities like gym are open but not functioning. I only enjoy the swimming pool as a total.
