We stayed at this hotel for a week to celebrate our 20th wedding anniversary. Overall, the hotel was very average and did not feel resort-like.
Check-in was not welcoming, and first impressions were underwhelming. The room itself was okay, nothing special — the bed was extremely soft, which was honestly the best part of the room.
Breakfast was consistently average. The coffee machines were often not working, and staff did not seem to know how to operate them either. We stayed for a full week and, surprisingly, they could not get a sunny-side-up egg right once. There was also never enough bacon, which became a daily frustration.
The S’more Beach Bar & Restaurant was a highlight. The staff there were always friendly and welcoming, and the food was great. One thing to note is that during happy hour, drinks are served in smaller glasses than during the day, which felt a bit misleading.
The private beach is very small, and there are not enough sunbeds. Many guests “reserve” beds early by placing towels on them, which should not be allowed, as it leaves others without seating.
We made it clear in advance that we were celebrating our wedding anniversary and even emailed ahead, but the hotel did not go out of their way to make it special. Apart from folded towel swans on the bed, there was no gesture, acknowledgment, or effort. There was also no assistance with luggage at any point.
A safety note: the beach has many hidden rocks, and there are no warnings. I badly injured my toe — guests should definitely wear water shoes.
Entertainment is provided every night, including fire dances and live shows, which was nice. However, we did not find some of the staff (particularly the Thai girls we interacted with) to be very friendly, which impacted our enjoyment.
Overall, this was an average stay. If you don’t mind the issues mentioned above, it may suit you, but for a milestone celebration like a 20th anniversary, it fell short of expectations.

The hotel is very conveniently located. It's 5-7 minutes to the beach and 10 minutes to Terminal 21. The grounds are green, and the pool is nice, large, and clean. I didn't smell any chlorine. But!! This is definitely not a 4-star hotel! The outlets in the room aren't European-standard, and Wi-Fi is only available at reception. The shower head doesn't stay on the counter, so you have to hold the shower in your hand. There were no towels or a kettle when I checked in, but they brought them immediately upon request. The towels are really washed-out and sometimes torn, but they change them daily. The lighting in the room is very dim. The air conditioner is old and noisy, but it doesn't blow directly onto the bed. However, after 2 or 3 days, the noise starts to get annoying at night. The receptionists are very friendly. I would recommend this hotel for budget travelers. Despite all the shortcomings mentioned, I would stay here again. The price is normal, there are no insects or rodents of any kind, and the proximity to the beach and shopping centers is excellent.

The hotel facilities include a private beach with a children's water park and an on-land play center, which are very child-friendly for children under 14. You can stay and play at the hotel for several days without having to go out.
We stayed in a family room with bunk beds, which added a lot of fun for families traveling with older children and alleviated concerns about young children sleeping alone. The hotel provides children's toiletries (see picture). We had a room at the very end of the left wing. It had two balconies, and the 180-degree sea view from one balcony was absolutely stunning. Please note that smoking is not allowed on the balcony, and violators will be fined. It's worth mentioning that perhaps because the hotel is a bit old, the shower water quality was very poor. Fortunately, I brought a filtered shower head; you can see from the picture what the filter looked like after two days of use. I suspect it's due to old pipes. Also, on the first day of check-in, the front desk informed me that the Ctrip price only included two people, even though I had confirmed that the bunk bed room type could accommodate four people. I had to pay an additional surcharge of over 5000🐷 for two nights at the front desk. After I confirmed that the fee included all breakfasts and services, the next day at breakfast, the staff again said that the room only included breakfast for two. This experience was very disappointing.
For dining, the hotel has two buffet breakfast areas, one in each wing, on the Ba*****t floor, and you need to swipe your card to enter. They offer bread, salads, fruits, various egg dishes, congee, and hot dishes. Service will end after 10:30 AM, and food is usually cleared promptly at 11:00 AM. You can serve yourself ice cream. Directly across the road from the hotel entrance is a Tops supermarket where you can buy various snacks, milk, drinks, and beer, and it's open 24 hours. In the evening at 7:00 PM, there are food stalls in the alley across the road. I tried a highly recommended one for everyone; with about seven or eight dishes plus beer for 1800🐷, I think I can give an informed opinion. The fried chicken wings were delicious, and the stir-fried noodles were good, though not comparable to those in China. The curry squid was okay. Don't order shrimp or sweet and sour pork, as the shrimp were not fresh, and the pork ribs were very mediocre. Overall, just think of it as a night market street stall by a school, good for a quick fried rice or stir-fried noodles.

The curtains in the room had large gaps on both sides (see Figure 1), letting in a lot of light. I stayed at the hotel for 3 days and only got about 4 hours of sleep each night. I'd fall asleep around 1:20 AM and wake up with the sunrise at 6 AM 😂. The layout of the bathroom and shower was very poorly designed (see Figure 2); the floor would get completely wet after showering, making it very inconvenient to use the toilet.

Good value for money and an excellent location. The breakfasts were decent, and the soundproofing was good – we even received a room upgrade as our booked room category was unavailable. Our room faced the parking lot, and immediately beyond that was a road with no fences. We initially had concerns about potential theft and noise levels, but everything turned out fine in the end. It felt like the hotel was almost exclusively for Russian tourists; at least, our group seemed to make up the vast majority of guests. The renovated rooms felt fresh. We also spotted a couple of geckos.

We recently stayed at Modus Beachfront Resort and overall had a pleasant experience. The hotel has a chic design and is beautifully located right by the beach, which creates a relaxing and stylish atmosphere. The beachfront setting is definitely one of its strongest points.
However, we did encounter an issue during our stay. One evening, after returning from dinner, our key card was unable to access the room. We were already tired and just wanted to rest, but we had to wait outside the room while the front desk and engineer tried to fix the issue. Unfortunately, no one informed us how long it would take, and the night shift staff seemed unsure how to handle the situation efficiently, which made the experience quite frustrating.
On a positive note, the breakfast offered a good variety of options, and the staff were generally friendly and welcoming.
With some improvement in night-shift problem handling and communication, the overall experience would be much better.

GGuest UserThe cleanliness was OK, I feel like it’s one of the cleaner hotels, but I have a feeling that it could be cleaner. We stayed there for three nights and four days. The maid cleaning routine is inconsistent leading to inconsistent room arrangement and what is clean and what is not during the day. Sometimes they would clean the bathroom really well, but kind of neglected the bed a little bit, sometimes they did the bed really well but neglect the bathroom. The location is nowhere near a beach. I feel like that would be the most ideal for booking a hotel to Pattaya. It is not too far form many things, but the location is not the best either. The hotel staff manners are nice, but I would say the service is rather lacking in some sense. I get the vibe that this hotel is trying to provide more than they are capable of. Having more rooms than their service can handle, long golf cart waiting time, long queue in breakfast area during breakfast. Interesting part is when you booked a hotel you get a 30 minute free, electric scooter ride or an hour bike ride. We went there on the last day before checking out and trying do something. It took quite a bit of waiting time to get the electric scooter, and a staff didn’t seem to care about its condition before letting other people use it. When we got ours the condition of the scooter looks horrible, I question the safety of the scooter at first, the bad part is that both our scooter died halfway into our 30 minutes one I had to leave behind in front of the lobby, which is pretty far from the place we got the scooter from and have to return to, luckily the hotel staff offered us to return it for us, which is good. The other one died just right at the moment I was about to return it a few steps away from the place. So all this hotel for the price is decent, but there is always room for improvement.
Overall, the good part is that, the hotel is pretty clean and is pretty cheap for what it offers. The hotel has decent to good breakfast, depending on the day. The dinner was horrible though, unfortunately. The staff was pretty nice, amenities is lacking to decent. I would say, this hotel is pretty nice and I might come back again.

We were very disappointed to find that an expensive New Year’s Eve dinner was automatically included in our price. This was not mentioned in our Trip.com confirmation and felt like a ”tricky” hidden fee. The food at the gala was quite simple for such a high price. On a positive note, the staff put on an interesting show featuring Thai dancing and boxing (I hope they were paid extra for their hard work!), though the singer and band were unremarkable.

The most impressive thing about this hotel is the breakfast which is worth opting for. There’s a variety of hot and cold dishes that are changed every day. The hotel clearly prides itself on this
MMIC. JI chose this hotel with room size as my top priority because I dislike small, cramped spaces. Many hotels post exaggerated photos that look disappointing in person, but this one looked exactly like the pictures. The room had a balcony, which made it enjoyable to step outside and admire the view occasionally. I especially liked how the air conditioner frame was built into the structure—it made the balcony look very clean and organized. However, the outdoor unit was quite noisy, which was a bit uncomfortable. Modern system air conditioners are much quieter these days, so I hope you’ll consider replacing it during your next renovation.
The wooden interior gave the room a calm and cozy feeling, and the shower was completely separate, so no water splashed out. My socks stayed dry for once, which was great. However, the toilet paper holder was placed awkwardly behind me, which made it a bit inconvenient—this could be improved.
The hotel created a small garden area next to the lobby café, and the trees there were truly beautiful. They’re about three stories tall—not many of them, but with enough variety in species to really make you feel like you’re in the tropics. It’s clear they take excellent care of the plants, and I loved that.
I also really liked the hotel lobby itself. It’s spacious and open, with a grand feeling comparable to many 5-star hotels. The only downside is that it was too dark. The café, too, was such a nice space, but because of the dim lighting, I didn’t even realize it was open at first and just walked by. If the lobby were a bit brighter and the café more lively, it could bring in a lot of additional revenue from those facilities.
The male front desk staff with long hair spoke excellent English, and the female staff were all very kind. The doormen were also genuinely courteous—it felt natural, not forced. That said, sometimes having the door opened every single time can feel a bit unnecessary, so perhaps that could be adjusted. It might depend on the individual housekeeper, but after cleaning, the bed sheets weren’t tightly stretched, and the floor didn’t seem to have been properly cleaned. There was something slippery on the floor, and it stayed that way for several days, which made it quite uncomfortable. It would be much better if the housekeeping staff could first vacuum thoroughly to remove all the dust and then clean the floor with a damp mop to make it fresh and safe.
Finally, one last suggestion: unlike hotels in many other countries, the TV wasn’t a large smart TV, so Netflix and YouTube weren’t available. It would be great if that could be improved.

GGuest UserGreat location! T21, Big C, Chinatown, and the beach are all within a 10-minute walk. The bathroom is quite spacious compared to the room, and I especially loved the strong water pressure from the showerhead. It would be even better if there was a mini-fridge in the room.
GGuest UserThe hotel has a good location on Beach Road 2, with baht buses to Terminal 21 passing right outside. You can reach the beach by walking through the alley opposite the hotel entrance. The hotel facilities are a bit old, and the air conditioning is noisy. Luckily, despite the language barrier, Trip.com customer service was reliable and followed up all day, helping me resolve the issue smoothly. So, this positive review is for Trip.com customer service; I'm very grateful to them.
AAbdul Rehman.My experience was really nice, hotel was at a really good location and touristy spots were easily accessible. Room was clean, AC was perfect and friendly staff. Definitely would stay next time. A bit noisy at night but if you’re fine with that it’s the best.
PPaulycllA bit upset. As I arrived it is not a 5 star hotel. Bedroom balcony don't lock. Lift is scray. Swimming pool you would not jump in. Anyway after forced to stay 1 night. They finally agreed to give us 1 day refund. So we went. Thanks
