"The Prima GuestHouse is a blend between hotel and B&B. While the location beside a major road might be noisy at times, the double pane Glassdoor does a lot to reduce the noise level. It is 10min walk from Lepanto subway and highly accessible to both downtown Rome and the Vatican. Can’t compliment enough on location. The staff is very friendly and helpful but note that they are around between 8am to 8pm local time. If you need anything beyond that time, you’re out of luck. Located in a very safe neighborhood with armed security in nearby buildings. There’s an embassy on 1st floor. Breakfast is comprehensive and good quality. They give 2 bottle of water on arrival. Amenities in the room is complete."

I recently enjoyed one of my best vacations ever at Piazza di Spagna 9 Luxury Suites in Rome. The suites sit on the third floor of a charming historic building right next to the Spanish Steps. Despite the unbeatable location, it’s remarkably quiet and relaxing. The concierge service is top-notch — when I was running late for my Pantheon visit, staff quickly arranged to collect my luggage so my husband and I could head out stress-free. Their restaurant recommendations were another highlight. We tried four places from their curated list, each superb and fairly priced, letting us experience authentic local dining away from tourist traps. The team even handled all our reservations. The reception area feels more like an art gallery, with stylish décor and vibrant paintings. Guests can relax in the cozy living or dining areas — a lovely touch. Very helpful staff who handed us the keys. Nice neighbourhood very close to the St maria margiore and the termini. We didn't have any hot water problem that some other people are talking about but we could hear the noise from the hallway but wasn't too big of an issue. But recommend to book a room with ensuite bathroom cos it seems like some rooms don't have bathrooms ensuite.

Great location easy access across from Vatican entrance, to Metro - 10mins walk, or buses 5-8mins depending on the routes. Great clean, comfort bedding, with nice working A/C for summer Aug 36-37 degC. Use Google Map to get transportation reference, pretty the local use, but the bus schedule could be off, prepare to walk plenty.

The room was spotless, and it was clear it had been recently refurbished, offering great value for the price. However, the thin walls were a major drawback, as every sound from neighbouring rooms was audible, causing frequent disturbances throughout the night. Additionally, on the last day, there was no cold water, making it impossible to shower. When we reported this to the receptionist, they unhelpfully suggested we should have complained the day before, despite the issue only arising that mornig — we cannot predict the future lol Despite of this, I would probably stay again as it is good value for money.

We stayed here for four nights in June of 2025. The location of the hotel is generally good for getting to some of the more noteworthy site (Trevi Fountain, Spanish Steps, etc.). There's a metro station around 8 minutes walk away, which opens up most of the rest of the city pretty well. We walked from here to the Vatican, which took around 35 minutes, but would be less than half that by cab. The surrounding area is great for clothing shops, but the food we found nearby was mostly so-so, and frequently over-priced tourist fare, though I'm sure if you walk a little farther from the hotel you can find some good options. The room itself was booked for a family of four, and was comfortable. The bathroom and shower had good water pressure, and the AC worked just fine. Some of the sheets were not quite clean, but we just didn't use the one we found slightly dirty. The beds were comfortable and a good size. The room and hotel have little to no facilities, so you're really just paying for room and the location. The exterior entrance is not well marked, and we actually walked past it on the street several times. If you're thinking of booking here, I'd recommend just looking for the GAP store which is directly across the street, much easier to find. Our interactions with the hotel staff were limited. We received a number of automated messages, some of which were contradictory, or had out of date information. After booking and paying for the room (a non-refundable booking) we were told there was an extra ”city tax” not included which would need to be paid before checking in which amounted to around an extra $90 or so, and the offered price of an airport transfer service went up as soon as we requested it (from 85 euros to 95). The hotel arranged the transfer service for us, but the driver left the airport before we could get out of the passport control due to another booking. The driver service showed up at the hotel at the time the flight was supposed to arrive, even though the flight was late, and you'd expect them to know that going through passport control takes easily an hour, so this seems to be quite poor planning on behalf of either the hotel or the service. We ended up taking a taxi from the airport which was also slightly over half the price of the transfer service, so I'd recommend skipping their service, it seems like a rip-off. Taxis from the airport to the city center seem to be subsidized by the government, and were a fixed price of 55 euros (for a normal size car big enough for 4 people) at the time we visited. The train from the airport is also not a bad idea if you're comfortable using the metro, as the train station is just 3-4 metro stops from the nearest metro station to the hotel (Spagna). Overall, we enjoyed our stay, but felt like we mostly paid for the location.

Its very clean, we stayed way at the back, persons refused to help us to get to the front, the help desk dosnt answer the phone and the dont know to speak, I saw ****** at its best, my friend had a disability and we were refused a lift. The black guy were the one who tried to help. Very ******, would never return. We went to the icecrem shop the two young people hardly spoke, the saw us as blacks the assume we needed the smallest icecream, the didn't give us an opportunity to choose, I asked why not let us choose, the young man just made a funny face, I only complained the purchase because of the kids.

If there is no taxi, it is very inconvenient. If you are a free traveler who walks a lot, it is difficult to take the subway because the area gets dark quickly in the winter and the shopping district is far away. However, there is breakfast and dinner in the hotel and the accommodation was clean. The staff seemed busy. I want to stay there again next time.
